Job description

Construction Project Manager

Location: Miami, FL

Experience Required: 3–5 years of construction project management

Project Type: Residential Renovations

About Chapter

Chapter is a design-build company specializing in high-end residential renovations across New York City, Miami, New Jersey, Westchester, and Connecticut.

We bring architecture, design, construction, and project management together under one integrated team to create a more seamless renovation experience for homeowners.

Our focus is not simply building beautiful spaces. It's delivering projects through structure, communication, accountability, and execution.

The Role

We are hiring a Construction Project Manager to lead renovation projects from pre-construction through final closeout. This is a true ownership role. You will be responsible for driving project outcomes across schedule, budget, quality, and client experience while coordinating homeowners, subcontractors, vendors, designers, and internal teams.

What You'll Own

  • Full lifecycle management of residential renovation projects from pre-construction through closeout
  • Budget development, estimating, material takeoffs, and cost management
  • Project scheduling and day-to-day field coordination
  • Management of RFIs, submittals, change orders, permits, and project documentation
  • Subcontractor coordination, performance management, and accountability
  • Vendor management, procurement support, pricing review, and material tracking
  • Sample coordination, approvals, and project logistics
  • Weekly project meetings, progress reporting, and stakeholder communication
  • Site visits, quality control, punch lists, and project closeout

High-Touch Client Service

A significant part of this role is managing homeowner relationships.

You will be expected to build trust, communicate proactively, manage expectations, navigate difficult conversations, and deliver a polished client experience throughout the renovation process.

Success in this role requires both strong construction management skills and strong client management skills.

What Matters

  • You can take ownership and drive projects forward without constant supervision
  • You communicate clearly with clients, subcontractors, vendors, and internal teams
  • You remain organized under pressure and maintain control of details
  • You know how to solve problems and keep projects moving when conditions change
  • You understand the realities of NYC construction, permitting, logistics, scheduling, and occupied residences
  • You are comfortable moving between field operations and office responsibilities
  • You are confident managing homeowner expectations throughout a complex renovation project
  • You take responsibility for outcomes, not just tasks

Qualifications

  • 3–5 years of construction or project management experience
  • South Florida residential construction experience strongly preferred
  • Experience managing residential renovation projects
  • Background in Construction Management, Architecture, Engineering, or a related field
  • Experience managing budgets, schedules, subcontractors, and project documentation
  • Strong understanding of construction sequencing and field operations
  • Proficiency in Microsoft Office
  • Proficiency in AutoCAD and Revit preferred
  • Strong written and verbal communication skills
  • Ability to manage multiple projects simultaneously
  • Experience in client-facing environments with a strong emphasis on customer service and relationship management

Additional Requirements

  • Valid driver's license
  • Reliable personal vehicle
  • Ability to travel regularly throughout the Miami area to active job sites

Technology & AI

  • Comfortable using AI tools (ChatGPT, Claude, Copilot, or equivalent) as a real part of daily work — not occasionally, and not as a novelty
  • Curious and open-minded approach to emerging technology; sees AI as a multiplier rather than a threat
  • Strong software proficiency and general computer literacy; picks up new platforms quickly without hand-holding
  • Organized in digital environments — files, communications, and workflows managed clearly and consistently

Why Join Chapter

  • Work on high-end residential projects throughout the Miami market
  • High level of ownership and autonomy
  • Direct exposure to leadership and decision-making
  • Opportunity to grow within a rapidly scaling design-build company
  • Collaborative environment focused on execution, accountability, and continuous improvement

Important

This is not a project coordinator role.

You are responsible for outcomes: schedule, budget, quality, and client experience.

If you enjoy ownership, accountability, problem-solving, and building exceptional projects, we'd love to hear from you.

Compensation

  • Base Salary: $75,000–$90,000 annually, depending on experience
  • Performance-based bonus opportunities
  • Car expenses reimbursed ($600/monthly)
  • Career growth opportunities within a growing organization

Benefits

  • 15 days PTO annually, increasing with tenure
  • 5 paid sick days annually
  • 11 paid company holidays
  • Medical, dental, and vision insurance
  • Chapter pays 75% of employee health insurance premiums
  • 401(k) retirement plan
