POSITION:
The Senior Project Manager is responsible for end-to-end execution of new studio development projects, from predevelopment through grand opening, ensuring delivery on schedule, within budget, and aligned with Riser Fitness and brand quality standards.
This role is primarily focused on De Novo projects, with additional responsibility for capital improvements, facilities support, and portfolio-wide construction initiatives.
The ideal candidate brings a builderโ€™s mindset, strong ownership, and a proactive, solutions-oriented approach. This individual is expected to drive projects forward with urgency and persistence, taking full accountability for outcomes and advancing workstreams without the need for constant oversight or follow-up.
Success in this role requires the ability to manage multiple concurrent projects across jurisdictions in a fast-paced, growth-oriented environment while maintaining a high standard of quality and execution.
This position reports to the VP of Real Estate and Construction and works with Real Estate and General/Regional managers and team members based in Arizona, California, Colorado, Minnesota, Nevada, Oregon, Utah, and Washington. Over time, there is potential for additional territories. This is a full-time, in-office position based in Costa Mesa, CA to effectively support cross-functional collaboration, project coordination, and real-time execution with internal teams and external partners.
THE DAY-TO-DAY:
Project Execution & Delivery
  • Lead full lifecycle execution of new studio construction projects from site handoff through grand opening
  • Ensure projects are delivered on time, on budget, and to brand standards
  • Proactively identify risks and implement mitigation strategies
Preconstruction & Permitting
  • Review test fits and construction drawings for constructability, cost efficiency, and brand compliance
  • Manage permit submission and tracking across multiple jurisdictions
  • Coordinate with architects, engineers, and expeditors to drive timely approvals
Contracting & Vendor Management
  • Manage GC bid process, and engage VP of Real Estate and Constriction in contract negotiations and award
  • Oversee General Contractors, consultants, and vendors; enforce accountability to scope, schedule, and budget
  • Review RFIs, submittals, and change orders and present to VP of Real Estate and Construction for approval
Budgeting & Financial Management
  • Develop and maintain project budgets and forecasts
  • Solicit and validate vendor bids, take-offs, and estimates
  • Review and process GC payment applications, ensuring lien protections and proper documentation
Project Tracking & Reporting
  • Maintain detailed project schedules and milestones within company systems
  • Track and update key dates, including permit milestones and construction progress
  • Lead weekly construction meetings and maintain reporting (photos, updates, logs)
Close-Out & Compliance
  • Drive projects to completion, including securing Certificates of Occupancy
  • Assemble close-out packages including as-builts, warranties, and compliance documentation
  • Support tenant improvement reimbursement processes and audit readiness
Cross-Functional Collaboration
  • Partner with Real Estate, Operations, and Field Leadership teams
  • Support facilities and capital improvement projects across the portfolio as needed

WHO YOU ARE:
  • 8+ years of experience in construction project management, preferably in retail, fitness, or multi-site environments
  • Hands-on experience working with a General Contractor or subcontractor, or experience serving as an ownerโ€™s representative / construction manager overseeing third-party contractors
  • Proven track record of delivering projects on time and within budget
  • Strong knowledge of:
    • Construction methods and sequencing
    • Building codes and permitting processes across multiple jurisdictions
    • Commercial lease provisions related to construction and TI reimbursements
  • Demonstrated ability to:
    • Manage multiple concurrent projects with precision and accountability
    • Interface effectively with municipalities, inspectors, and plan checkers
    • Review and coordinate architectural, structural, and MEP drawings
    • Take full ownership of projects and drive them to completion with urgency and persistence, proactively advancing workstreams without the need for constant oversight or follow-up
  • Proficiency in:
    • Project management tools (Procore, Teamwork, or equivalent)
  • Excellent communication, organization, and follow-through skills
  • Team-oriented with a strong customer service mindset
  • Professional, punctual, and reliable
