Job Overview

A and S Fire Protection, Inc. is seeking a detail-oriented and driven Project Manager / Estimator to support the continued growth of our fire sprinkler division. This role is ideal for a professional with 15 years of experience who is highly proficient in blueprint analysis, digital takeoffs, and cost estimation within the fire protection industry.

The Project Manager / Estimator will evaluate project plans, perform site visits, prepare competitive bids, and manage awarded projects to ensure profitability and compliance with NFPA standards and local codes. This position plays a critical role in maintaining strong relationships with contractors, Authorities Having Jurisdiction (AHJs), and internal teams while ensuring projects are delivered accurately, on time, and within budget.

Key Responsibilities
  • Evaluate blueprints, specifications, and site conditions to accurately calculate labor, material, and equipment costs

  • Perform site visits to assess existing conditions for new installations and retrofit projects

  • Prepare detailed and competitive bids for fire sprinkler projects

  • Ensure compliance with NFPA 13, 13D, and 13R standards, as well as applicable local codes

  • Maintain professional communication with Authorities Having Jurisdiction (AHJs)

  • Perform digital takeoffs using Bluebeam

  • Develop cost analyses and pricing models using Microsoft Excel

  • Conduct thorough scope reviews and analysis to ensure accurate bidding

  • Coordinate with General Contractors and other trades to clarify scope and secure contracts

  • Negotiate pricing with vendors and subcontractors while maintaining project profitability

  • Manage awarded projects by coordinating scheduling, staffing, and project timelines

  • Address technical questions and provide project clarification as needed

  • Collaborate with field teams to ensure proper execution and resource allocation

  • Monitor project costs and assist in maintaining profit margins

Qualifications
  • 15 years of experience in fire sprinkler estimating and/or project management

  • Strong knowledge of fire sprinkler systems and installation practices

  • Working knowledge of NFPA 13, 13D, and 13R standards

  • Proficiency in Bluebeam for digital takeoffs and bid management

  • Advanced proficiency in Microsoft Excel for cost analysis and budgeting

  • Strong blueprint reading and specification interpretation skills

  • Experience performing material takeoffs and detailed cost estimates

  • Ability to communicate effectively with contractors, vendors, AHJs, and internal teams

  • Strong organizational skills with attention to detail

  • Ability to manage multiple projects and deadlines simultaneously

  • High School Diploma or GED required
