The Facility Manager manages contracted partners and works with the Operations Manager and operations team personnel in the essential duties of ensuring the quality of services delivered to the clients meets and exceeds our standards and contractual obligations. The Facility Manager has direct hands-on oversight of all building systems, including all services and activities involved in maintenance and operations, including HVAC, electrical, mechanical, plumbing, chillers, refrigeration, ice making, boilers, and associated equipment. Black Seal is preferred.

This role pays an annual salary of $70,000 - $85,000

The CURE Insurance Arena is a multipurpose arena. It hosts events including shows, sporting events, and concerts. The arena seats 7,605 for hockey and other ice events, 8,600 for basketball and up to 10,500 for concerts, family shows, and other events, which makes it the largest arena in Central New Jersey.

• In accordance with established guidelines and procedures, provide for the timely and efficient training of Operations personnel in coordination with the Human Resources Department.
• Develop policies and procedures with Director of Operations to maximize efficient utilization and scheduling of labor coordinated with maintenance and event requirements.
• Manage, plan, and organize long-range assignments for Maintenance.
• Troubleshooting and hands-on repairs in the facility involving, but not limited to, electric, plumbing, HVAC, painting, and wall repair. 
• Implement and maintain programs with Director of Operations for inspection of facilities and documentation of work orders, including a comprehensive Preventative Maintenance System for all Arena fixed and movable equipment and building systems.
• Administer outside maintenance and repair contracts.
• Coordinate all inspections with outside regulatory agencies (Fire, Elevator/Escalator, Boiler, Insurance, etc.).
• Assist in developing policies and procedures with the Director of Operations to monitor and conserve energy consumption and compliance with Utility Contracts.
• Maintain a hazardous materials communication program, material Safety Data Sheets (SDS), and required records and permits; maintain knowledge of changes in pertinent Federal, State, and Local regulations.
• Uphold all relevant federal, state, and local building regulations, including EEOC, FLSA, OSHA, NFPA, NEC, and ADA regulations.
• Review operation of inventory systems and ensure proper quantities and types of maintenance and show supplies are on hand. Research and recommend equipment, tools, materials, and supplies to fulfill the needs of the Operations Department.
• Research and recommend continuing education programs for key technical personnel involved in the operation and maintenance of the building.
• Review all budget expenditures, including labor, materials, supplies, equipment, and utility consumption, and recommend policies and procedures to promote efficiency.
• Maintain positive working relationships with service contractors, suppliers, utility companies, and firms doing business with the Arena to promote coordinated services to clients.
• Provide recommendations for the Capital Improvement Budget, Capital adds, 5-year plan, and yearly operational budget.
• Assist the operations department with the set-up of events; coordinate facility arrangements with concessionaires and vendors; direct and monitor the work of contractors, engineers, and architects on building projects.
• Other duties as assigned.

• Degree in an Engineering discipline or related field is preferred but not required. Engineering trade school certification/diploma is a plus.
• 3-5 years of progressive experience in the management of facilities in a comparable industry or convention facility.
• Demonstrated skill in managing multiple functions and interpersonal skills to foster teamwork and a commitment to team results are required. 
• Knowledge of current practices in the maintenance field.
• Ability to work various workdays and hours to meet business needs, including early/late hours, long days, weekends, and holidays. Must be reliable and punctual.
• Ability to read and interpret documents such as safety rules, blueprints, operating and maintenance instructions, and procedure manuals.
• Ability to write daily logs, routine reports, and correspondence.
• Ability to communicate effectively to customers, clients, and other employees of the organization. 
• Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. 
• Ability to deal with problems involving concrete variables in standardized situations.
• HVAC Certification and/or Electrical License preferred.
• Forklift certification is preferred.
• Ability to work in a fast-paced environment to meet deadlines.                  
• Proficiency with Microsoft Office products (Word, Excel, Outlook, and PowerPoint). Strong administrative skills.
• Ability to demonstrate technical expertise in the fields of electrical engineering, plumbing, mechanical engineering, heating and air conditioning, welding, painting, and carpentry.
• Must be comfortable occasionally working near moving mechanical parts.
• Must be comfortable working in environments with moderate noise levels and loud noise levels during events.
• Knowledge of Metasys HVAC software preferred.
