Job description

GENERAL FUNCTION:
Under the supervision of the VP of Land Acquisition, the Director of Land Acquisition is responsible for land procurement, land disposition, land entitlement, and land banking to meet company goals and metrics.
SPECIFIC RESPONSIBILITIES:
  • Identify land positions for future community development to meet lot needs, profit targets, and metrics.
  • Develop relationships with landowners, Realtors, Land Development and Engineering Firms to identify land opportunities
  • Work with Financial Analyst on proformas for feasibility of land deal
  • Establish, review, and present Letters of Intent and Land Contracts
  • Meet with local municipalities on zoning issues
  • Work with land planners and engineering firms to prepare site plans for city review and approval
  • At times, present information at City Meetings (ex. Planning Commission, BOMA, etc.)
  • Creation and management of contracts and estimates
  • Work with Director of Entitlement to create project schedules
  • Review project drawings for omissions/errors
  • Oversee Land Banking program alongside the CFO and Financial Analysts
  • People skills to manage conflicts articulately and professionally with city staff personnel, land development contractors, and employees of the company.
  • Computer skills to help create and maintain budgets, schedules, and the creation and maintenance of various other spreadsheet documents.

PREREQUISITES FOR SUCCESS:
  • Strong people skills including negotiating, selling, and closing skills
  • Experience in creating/reviewing land and lot contracts
  • Ability to creatively and persuasively articulate your thoughts and visions in a public forum
  • Zoning/Entitlement/Land Planning/Market Analysis experience and/or knowledge
  • Availability before and after hours of typical business for various meetings
  • Bachelor's Degree and experience in the homebuilding industry preferred
