Job DescriptionAssociate Director, Facilities Operations & Integrated ServicesWilmington Biologics Site Position Summary The Associate Director, Facilities Operations & Integrated Services is responsible for the strategic leadership, operational excellence, and compliance of all non-engineering facility operations supporting the Wilmington Biologics campus. Reporting to the Director of Engineering, Maintenance & Utilities (EMU), this leader oversees Integrated Facilities Management (IFM), soft services, vendor management, laboratory and logistics building support, workplace services, landlord relations, and facility operations that enable safe, compliant, and efficient business operations.Facilities Operations Leadership Lead all site Facilities Operations supporting laboratories, logistics buildings, offices, warehouses, and administrative facilities.Develop long-term facilities strategies aligned with business growth and operational excellence.Lead facilities professionals responsible for soft services, workplace operations, and vendor governance.Promote a culture of safety, customer service, accountability, and continuous improvement. Integrated Facilities Management (IFM) Provide governance for the Integrated Facilities Management provider.Oversee janitorial services, office services, reception, mailroom, shipping and receiving coordination, logistics building support, grounds maintenance, landscaping, snow removal, waste management, recycling, pest control, conference room services, move management, furniture management, pantry services, and workplace experience programs. Vendor Management Lead strategic relationships with facility service providers.Establish service level agreements (SLAs) and performance metrics.Conduct business reviews and drive supplier performance improvements.Manage contracts, renewals, contractor qualification, compliance, and operating budgets. Laboratory & Workplace Support Ensure facility services support laboratory, quality, manufacturing support, and office operations.Coordinate laboratory housekeeping, shared workspaces, meeting rooms, occupancy planning, and employee amenities. Logistics Building Support Oversee facility services supporting shipping, receiving, warehouse operations, loading docks, material staging, and housekeeping.Partner with Supply Chain and Manufacturing to ensure uninterrupted operations. Pest Control Program Own the Integrated Pest Management program including vendor oversight, trending, documentation, corrective actions, audit readiness, and continuous improvement. Landlord & Property Management Liaison Serve as the primary liaison between our company and the property owner.Coordinate landlord repairs, lease obligations, shared infrastructure issues, common area maintenance, and building modifications. Compliance & Inspection Readiness Ensure compliance with GMP, EHSS, OSHA, EPA, FDA, and our company standards.Maintain inspection readiness and support audits and regulatory inspections.Ensure SOPs, contractor qualifications, and facility documentation remain current. Operational Excellence & Sustainability Drive Lean initiatives, KPI development, cost optimization, sustainability, recycling, waste reduction, and workplace improvement programs. People Leadership Recruit, develop, mentor, and retain high-performing facilities professionals.Establish goals, succession plans, and employee development programs. Basic Qualifications Bachelor's degree in Facilities Management, Engineering, Business Administration, Construction Management, or related field.7+ years of facilities management experience in pharmaceutical, biotechnology, healthcare, or regulated manufacturing.5+ years of leadership experience managing multidisciplinary facilities organizations. Preferred Qualifications Experience supporting GMP manufacturing or laboratory environments.Expertise in IFM governance, vendor management, landlord relations, and workplace services.Strong knowledge of GMP, OSHA, EPA, and EHSS requirements.
