Position Overview:


The Leasing Professional is responsible for marketing and leasing apartment homes to prospective residents. The Leasing Professional will develop positive relationships with current tenants and address their needs in a professional manner. This role requires exceptional customer service, sales, and communication skills as well as an understanding of the rental market, policies and procedures and Fair Housing Laws. This position reports to the Property Manager.


Key Responsibilities:


  • Customer Service: Develop and maintain top-notch customer service relationships with prospects and residents.
  • Property Presentation: Ensure that the leasing office, tour path, model apartments, vacant units, amenities, and overall community curb appeal are maintained at a high standard.
  • Sales Techniques: Effectively sell the community’s features and services, demonstrating thorough knowledge of the property, sister properties, and competitors.
  • Lead Conversion: Convert phone inquiries to tours, property tours to leases, and internet leads to tours and leases.
  • Data Management: Ensure all guest information is accurately entered into the property management software and follow up with prospects in a timely manner.
  • Lease Preparation: Prepare and have a thorough understanding of all lease-related paperwork, including processing applications, move-in information, renewal letters, and move-out requests.
  • Resident Relations: Manage and resolve resident concerns, including maintenance requests, and follow up to ensure quality service.
  • Marketing Engagement: Actively participate in marketing initiatives and develop strategies to increase property traffic and internet leads. Engage in outreach marketing as needed.
  • Community Events: Plan, organize, and attend resident functions to foster community engagement.
  • Social Media: Create content for social media platforms to promote the community.
  • Clerical Support: Provide general clerical assistance, including managing phone calls, entering maintenance requests, and ordering office supplies.


Requirements:

Skills, Knowledge, and Abilities:


  • Basic computer or typing skills.
  • Basic math skills.
  • Experience with Microsoft Office and Property Management Software a plus
  • Experience with Entrata a plus
  • Strong customer service orientation
  • Ability to collaborate with people of diverse backgrounds.
  • Excellent verbal and written communication skills


Requirements include but are not limited to:


  • Ability to sit or stand for extended periods
  • Must read documents and data on computer screens
  • Capable of hearing and understanding verbal communication in person and via phone/computer
  • Occasionally lift or carry items weighing up to 20 pounds
  • Ability to work a flexible schedule including weekends and holidays
  • Position may require working at multiple communities
  • Ability to travel for property errands or training classes
  • Valid driver’s license with an acceptable driving record and proof of automobile insurance
  • Maintain complete working knowledge of Fair Housing laws, rules and regulations


Qualifications:


  • Education: High school diploma or GED; or 1-3 months of relevant experience, training, or a combination of education and experience
  • At least one year of experience in customer service or apartment leasing
  • Where applicable, must have an Illinois leasing license or be able to obtain within the first 120 days
