Introduction

Overview

This position will build and lead a team of managers responsible for bidding, site visits and conflict resolution associated with new stores, large scale acquisitions, remodels and special projects. Managing includes project bidding, oversight of weekly field reports, conflict resolution of onsite issues, review of project cost estimates, management of capital budgets and project document closeouts.

Position is responsible for leading store development construction activities for new stores and will frequently interact with the Director of Store Development, Real Estate team, Cost Estimators, Contractors and Developers.

This position will be responsible for developing and tracking critical milestones related to project assignments, resource planning, budgets, project start and completion dates. This role will build a network of qualified contractors capable of meeting our aggressive growth plans.

Responsibilities
  • Mentor, coach and cross-train team members, empowering them to challenge the status quo and drive changes to improve business performance and productivity, aligning work to the most impactful projects.
  • Encourage and support associate growth and development with robust Individual Development Plans, quarterly personal development discussions, and team educational sharing opportunities.
  • Develop best practices and team capabilities related to capital planning, project tracking, and process developments that ensure cost & schedule expectations are met.
  • Maintain effective relationships with the Store Development team, Real Estate team and key stakeholders to ensure projects meet established standards, budgets and predicted timelines.
  • Interact with developers and contractors to provide timely guidance for new store projects. Provide guidance related to resource and equipment constraints, onsite 3rd party testing, and overall quality expectations. Interact with local jurisdictional authorities for problem resolution related to deal type.
  • Coordinate with all internal departments regarding new store budgets and providing multi-year store opening projections.
  • Collaborate with Purchasing, Refrigeration, Real Estate, and Brand Strategy to ensure potential costs are identified and properly projected. Provide preconstruction updates to budget estimates.
  • Attend monthly meetings with A&E, F&P, Real Estate Reps and developers to ensure all parties are aware of project status and identify risks to project timing.
  • Periodic site visits with direct reports, New Store Development manager, A&E manager and F&P manager to review opportunities for improvement and value engineering.
  • Review all cost estimates prepared by the project estimator prior to releasing to the real estate team.
  • Additional job duties may be assigned as needed to meet the needs of the business and support our Values.
Requirements
  • Bachelor's Degree preferred.
  • 10+ years in design and/or construction project management.
  • Practical Construction technology and methods.
  • Knowledge of architectural designs/engineering concepts and processes; construction methods and materials; site/off site design and development; project management; environmental and legal issues related to development; supermarket/retail industry standards.
  • Must be able to read and interpret plans; specifications; building codes; and lease exhibits.
  • Must be able to do complex phase planning and construction scheduling.
  • Excellent oral and/or written communication skills with the ability to synthesize/adjust messages to different levels of the organization, including Senior Leadership.
  • Presentation skills with ability to use PowerPoint.
  • Strong analytical skills, with ability to use Excel at an intermediate level and analyze financial data.
  • Emotional Skills/Intelligence: must have a grasp of their leadership skills, strengths, opportunities and continue to work towards a more Senior Leadership position.
  • Decision Making: must be able to evaluate complex situations, analyze options and make sound recommendations.
  • Must be able to delegate projects and assignments to their team and monitor.
  • Ability to travel approximately 50%.

Salary Range NC: $120,960 - $181,440

Actual compensation offered to a candidate may vary based on their unique qualifications and experience, internal equity, and market conditions. Final compensation decisions will be made in accordance with company policies and applicable laws.
