Position Summary

Metcon is a commercial general contractor specializing in construction management, negotiated, design-build, and select hard-bid delivery methods. The Senior Preconstruction Manager โ€“ MEP plays a pivotal role in managing all mechanical, electrical, and plumbing-related estimating and coordination for commercial construction projects.

This leadership position is responsible for overseeing the MEP scope through all phases of preconstructionโ€”from conceptual budgeting to GMP developmentโ€”ensuring the accuracy, completeness, and competitiveness of proposals. The role also includes mentoring staff, interfacing with key stakeholders, and collaborating across departments to ensure smooth project transitions into construction.

Key Responsibilities

Preconstruction Leadership
  • Direct and oversee MEP preconstruction efforts for commercial projects across CMatRisk, Negotiated GC, DesignBuild, and Hard Bid delivery methods.
  • Lead and mentor preconstruction staff, providing technical guidance, setting performance goals, and ensuring highquality deliverables.
  • Collaborate with clients, architects, engineers, and trade partners to maintain alignment on budget, schedule, and design intent throughout the design and preconstruction phases.
  • Estimating & Cost Development
  • Prepare and manage accurate conceptual budgets and detailed estimates for MEP systems at all design stages (schematic through construction documents).
  • Identify and implement costsaving strategies through value engineering and lifecycle cost analysis.
  • Manage quantity takeoffs, scope reviews, subcontractor outreach, bid analysis, and final pricing summaries.
  • Evaluate estimate risk and profitability to inform strategic decisionmaking.
  • Subcontractor Coordination
  • Lead the prequalification and selection of MEP subcontractors.
  • Ensure timely, competitive, and comprehensive bid submissions through proactive engagement and clear communication with the trade community.
  • Perform detailed scope reviews and alignment meetings to ensure complete and coordinated MEP coverage.
  • Scheduling & Logistics
  • Develop and maintain preconstruction schedules, incorporating design milestones, permitting, phasing, MEP coordination timelines, and longlead procurement items.
  • Work closely with operations and field staff to ensure accurate planning and constructability input during preconstruction.
  • Internal & External Communication
  • Facilitate seamless project handoffs to the project management team, ensuring clarity on MEP scope, budget assumptions, and key project risks.
  • Support the Marketing and Business Development teams by participating in proposal preparation, client interviews, and relationshipbuilding activities.
  • Serve as a clientfacing leader during the preconstruction phase, representing Metconโ€™s values, professionalism, and technical expertise.
  • Qualifications
  • Bachelor's degree in Construction Management, Mechanical/Electrical Engineering, or related field preferred. Equivalent work experience considered.
  • Minimum of 7 yearsโ€™ experience in commercial construction with a strong focus on MEP estimating and coordination.
  • Demonstrated leadership and team management experience within a preconstruction or estimating department.
  • Valid driverโ€™s license and ability to travel to project sites as required.
