Position Summary

The Pre Construction Project Manager leads all preconstruction activities from early conceptual budgeting through development of the Guaranteed Maximum Price (GMP) and smooth transition to operations. This role partners directly with owners, architects, engineers, internal teams, and trade partners to align scope, manage costs, evaluate design feasibility, and deliver highly coordinated, well planned projects.


Key Responsibilities

Client & Design Team Collaboration
  • Work closely with owners, architects, and design professionals from conceptual design through construction document completion and project turnover.
  • Participate in design meetings and provide real‑time cost, constructability, and feasibility input.
  • Represent Metcalf Builders, Inc. at industry and community events and support business development activities.

Budgeting, Estimating & Cost Management
  • Develop conceptual budgets using client‑provided metrics and preliminary information.
  • Prepare clear, detailed, and accurate estimates at each design milestone.
  • Create final contract exhibits reflecting approved budgets for client execution.
  • Perform value engineering studies and provide cost‑saving alternatives while maintaining design intent.
  • Maintain and track scope sheets, risk logs, allowances, and contingencies.

Constructability & Planning
  • Conduct constructability reviews throughout the design phases.
  • Collaborate with operations teams on logistics planning, sequencing, and scheduling strategies.
  • Continuously innovate preconstruction workflows and tools to enhance accuracy and efficiency.

Trade Partner & Procurement Management
  • Prepare bid packages, instructions to bidders, and detailed trade‑specific clarifications using company bidding software.
  • Manage subcontractor outreach to strengthen partnerships and expand bid participation.
  • Review, validate, and level subcontractor bids and schedules.
  • Ensure all scopes are complete and fully covered prior to final pricing submissions.
  • Coordinate a seamless transition to operations for buyout and construction.

Leadership & Team Support
  • Train and mentor preconstruction staff when opportunities arise.
  • Promote collaboration and strong communication across teams.



Qualifications, Education & Experience

Qualifications

  • 4+ years of related experience in preconstruction, estimating, or commercial construction project management.
  • Strong ability to read, interpret, and navigate plans and specifications.
  • Experience developing conceptual budgets and progressive design‑phase estimates.
  • Proficiency in Microsoft Office applications (Excel, Word, etc.).
  • Strong written and verbal communication skills.
  • Ability to manage multiple projects and deadlines.
  • High attention to detail and strong organizational skills.
  • A strong work ethic with a positive, solution‑oriented attitude.
  • Ability to lead bid leveling, trade scoping, and procurement preparation.
  • Proficiency with plan review tools such as Bluebeam (or similar).


Preferred Qualifications

  • Bachelor’s degree in Construction Management, Engineering, or related field.
  • 6+ years of commercial construction experience.
  • Experience with client‑facing budget presentations and value engineering facilitation.
  • Familiarity with scheduling tools such as Microsoft Project or Primavera P6.
  • Knowledge of market conditions, building materials, systems, and trade practices.


Education & Experience

  • Bachelor’s degree in Engineering or Construction Management preferred.
  • Minimum 4 years of relevant experience required.
