A plans examiner reviews plans, often submitted by construction companies or architects applying to receive work permits, to ensure that those plans meet building codes and requirements of the state, county, and city where the construction is taking place. As a plans examiner, you look at blueprints for both residential and commercial properties. Your specific duties and responsibilities are to evaluate zoning compliance, work with architects, builders, and homeowners to obtain compliance, make recommendations for whether or not to issue permits, and sometimes supervise individuals who research codes and zoning ordinances.
| Aspect | Plans Examiner | Building Inspector |
|---|---|---|
| Required credentials | Typically requires certifications such as ICC Plans Examiner or equivalent | Often requires ICC Building Inspector certification or similar |
| Work environment | Reviews construction plans and permits in an office setting | Inspects construction sites and existing structures on-site |
| Employer and industry usage | Used by local government agencies, architectural firms, and construction companies |
While both roles are involved in ensuring building safety and code compliance, a Plans Examiner primarily reviews construction plans before work begins, whereas a Building Inspector conducts on-site inspections during and after construction. Both roles require similar certifications and are integral to the building permit process, but their work environments and specific responsibilities differ.
