Job description

Sundial Real Estate is seeking two dependable individuals who share a household to serve as an On-Site Property Caretaker Team for three apartment properties in Phoenix. The selected household will receive hourly compensation as well as a designated one-bedroom, one-bath apartment rent-free in exchange for completing the agreed-upon caretaker duties.


Position Overview

This opportunity is ideal for two responsible, observant, and reliable individuals who take pride in maintaining a clean and orderly community and are comfortable communicating with residents, management, vendors, and appropriate authorities when needed.

Caretaker Responsibilities

Monitor the properties and notify unauthorized individuals that they must leave the premises; report concerns or suspicious activity to management and/or appropriate authorities when necessary.

Keep property entrance and office areas clean, neat, and swept.

Clean laundry rooms daily and secure/lock them each evening.

Walk all vacant units weekly and complete the required inspection log.

Promptly report evidence of break-ins, vandalism, water leaks, property damage, or other maintenance concerns.

Check exterior property lighting regularly and report outages.

Pick up litter and debris throughout the grounds.

Clean pool and pool deck areas and straighten pool furniture.

Power wash designated areas of the properties as needed.

Empty property trash cans and pet waste stations and replace bags and supplies as needed.

Monitor pet waste station supplies and report or restock supplies when low.

Empty designated outdoor ashtrays.

Keep dumpster and surrounding areas clean and orderly.

Report bulk trash, illegal dumping, or oversized items requiring removal.

Maintain a clean, presentable appearance throughout the common areas of all three properties.

Report safety hazards or unusual activity to the Property Manager promptly.

Perform other reasonable property-care duties as assigned by the Property Manager or Broker.

Qualifications

Be reliable, responsible, and able to work independently.

Have strong communication skills.

Be comfortable interacting professionally with residents and visitors.

Be observant and willing to promptly report property or safety concerns.

Be physically capable of performing routine property cleaning and groundskeeping duties.

Be able to work outdoors in Arizona weather.

Have reliable transportation for traveling between the three nearby properties.

Be willing to follow Sundial Real Estate policies and property procedures.

Successfully complete any required screening or background check.

Compensation & Housing

Rather than traditional hourly compensation, a designated apartment will be provided rent-free to the selected caretaker household in exchange for the agreed-upon caretaker services. The specific apartment, responsibilities, expectations, and terms of the housing arrangement will be discussed with qualified applicants and documented in writing prior to occupancy.
