The Development Manager will oversee preconstruction aspects of special projects from permitting, assisting in design, and ensuring a smooth transition to the construction phase of the project. Key responsibilities include preparing financial analysis, negotiating with consultants and contractors, coordinating design and permitting, and acting as a liaison with stakeholders like investors, government agencies, and the public.
The role requires leadership in all phases of the real estate development process, ensuring compliance with regulations and managing relationships with all parties involved in the project's lifecycle.
Key Responsibilities
- Project Planning & Financials: Develop proformas and conduct financial sensitivity analysis to create detailed budgets.
- Design & Permitting: Participate in the design development phase, coordinating with architects, engineers, and other consultants to ensure plans meet requirements.
- Stakeholder Relations: Act as the primary point of contact with joint venture partners, investors, lenders, government agencies, community organizations, and the public.
- Reporting: Provide regular, frequent status reports to senior management & investors on project progress, budget status, and any issues.
Essential Skills & Qualifications
- Financial Acumen: Ability to develop proformas, conduct financial sensitivity analysis, and manage project budgets.
- Project Management: Expertise in planning, coordinating, and executing projects from start to finish.
- Leadership: Ability to lead and motivate project teams and coordinate various external consultants.
- Negotiation Skills: Proficient in negotiating contracts with architects, engineers, contractors, and other third-party vendors.
- Communication: Strong liaison and communication skills for reporting and coordinating with diverse stakeholders.
- Technical Knowledge: Working knowledge of construction methods, land development processes, and relevant software like MS Project for scheduling.
