Join our team as a Part Time Property Manager at Miami Inspiration Apartments!
Gorman & Company is looking for a Part Time Property Manager to help lead the launch and ongoing operations of Miami Inspiration Apartments in Miami, Arizona! This brand-new 40-unit affordable housing community is currently under construction and will feature LIHTC housing. This is a unique opportunity to join the community as it prepares to open its doors and help establish a welcoming, well-run environment for future residents.
This is a part-time position working 24 hours per week on a Monday, Wednesday, and Friday schedule. The Property Manager will oversee day-to-day community operations, leasing, resident relations, affordable housing compliance, financial and administrative responsibilities, property maintenance, and overall community performance.
What You'll Do
  • Lead the day-to-day operations of the community, working closely with the Regional Property Manager to ensure a successful lease-up and ongoing property performance
  • Manage leasing activities, including marketing, prospect follow-up, applications, lease documentation, resident renewals, community tours, and occupancy goals
  • Oversee LIHTC compliance requirements, including resident certifications, documentation, interviews, and coordination with the Compliance Department
  • Build positive relationships with residents and prospective residents while providing exceptional customer service and supporting resident retention and community engagement
  • Monitor property finances, rent collection, resident accounts, invoices, budgets, expenses, and required operational and financial reporting
  • Coordinate property operations, including maintenance, work orders, unit turnovers, inspections, vendors, curb appeal, safety, and the overall appearance and condition of the community
  • Maintain accurate property records and ensure compliance with Fair Housing requirements, affordable housing regulations, and company policies and procedures
  • Coordinate with vendors and internal teams to ensure property needs, repairs, and services are completed efficiently and cost-effectively
  • Conduct regular property inspections to identify maintenance needs, safety concerns, cleanliness issues, and opportunities to maintain strong curb appeal
  • Support resident events, community engagement activities, and initiatives that foster a welcoming and connected community

What You'll Bring
  • Ability to work 24 hours per week Monday, Wednesday, Friday
  • Three or more years of property management experience preferred, within affordable housing is a plus!
  • Strong customer service and communication skills with the ability to work effectively with residents, vendors, team members, and leadership
  • The ability to manage multiple priorities, handle financial responsibilities, and work within an established budget
  • Strong organizational skills and attention to detail, particularly when managing compliance requirements and resident documentation
  • Basic computer skills, including the ability to work with Microsoft Office programs, along with a valid driver's license, automobile insurance, and a driving record that meets company insurance requirements

Compensation & Benefits
