Position Title: Operations & Facilities Manager

Department: Operations/Facilities

Reports To: Executive Director

FLSA Status: Exempt

Employment Type: Full-Time, Salaried

Salary Range: $55,000 - $60,000 commensurate with experience

POSITION SUMMARY

The Building Supervisor is responsible for the comprehensive management, operation, and maintenance of the 53,000 square foot John & Rita Lowndes Shakespeare Center facility. This position ensures that all building systems, equipment, and spaces are maintained in optimal condition to support Orlando Shakespeare Theater's year-round theatrical productions, educational programming, special events, and facility rentals. The Building Supervisor provides strategic oversight of facility operations while managing daily maintenance needs, supervising custodial staff, coordinating vendor relationships, and ensuring compliance with all applicable safety codes and regulations.

ORGANIZATIONAL CONTEXT

Orlando Shakes in partnership with UCF, operates the John & Rita Lowndes Shakespeare Center, which houses:

Facility Spaces: Four performance spaces totalling approximately 600 seats, event spaces, administrative offices, and production / artistic spaces supporting the mission of the organization.*

REPORTING RELATIONSHIPS

Reports To: Executive Director

Direct Reports: - Up to Two (2) Full-Time Custodial Staff - Two (2) Part-Time Custodial Staff

Key Internal Collaborations: - Production staff for technical and performance support - Front of House staff for audience services and event coordination - Education department for classroom and program space needs - Rentals Manager for outside rentals - Administrative staff for budget management and scheduling - Development staff for special events and donor functions

External Relationships: - Building service vendors and contractors - Equipment suppliers and repair technicians - Municipal inspectors and code enforcement officials - Neighboring property owners and managers - Emergency services personnel

REQUIRED QUALIFICATIONS

Education and Experience

● Associate's degree in facilities management, building operations, or related field

● Minimum four (4) years of experience in facilities management, building operations, or parallel experience in venue/property management

● Proven supervisory experience managing custodial, maintenance, or facilities staff

● Experience managing service contracts and vendor relationships

Technical Knowledge and Skills

● Working knowledge of HVAC systems, electrical systems, plumbing, and building mechanical operations

● Understanding of fire/life safety systems and building codes

● Proficiency with Google Workspace (Gmail, Drive, Docs, Sheets, Calendar) and basic computer applications

● Ability to read and interpret building plans, equipment manuals, and technical specifications

● Basic troubleshooting skills for building systems and equipment

● Knowledge of general office IT systems and common technical issues

Core Competencies

● Strong supervisory and leadership abilities with experience managing diverse teams

● Excellent organizational and time management skills with ability to prioritize multiple competing demands

● Superior communication skills, both written and verbal, with ability to interact professionally with staff, vendors, donors, and community members

Certifications and Licenses

● Valid Florida driver's license (required)

● HVAC certification (specific system is Carrier Water Chilled)

● Building systems certifications (preferred)

● First Aid/CPR certification (preferred)

Physical Requirements and Work Environment

● Ability to lift and carry up to 50 pounds regularly

● Ability to push and pull equipment and carts up to 100 pounds

● Capacity to climb ladders, work at heights, and access confined spaces

● Ability to stand, walk, bend, crouch, reach, and kneel for extended periods

● Manual dexterity to operate tools and equipment

● Ability to work in various environmental conditions including mechanical rooms, outdoor areas, and spaces with temperature extremes

● Tolerance for exposure to dust, fumes, cleaning chemicals, and varying noise levels

● Visual acuity to inspect building conditions and read technical specifications

Schedule and Availability

● Variable schedule including daytime, evening, and weekend hours based on event calendar and operational needs and willingness to work extended hours during peak event periods and building emergencies

● Availability for on-call emergency response for critical building system failures

PREFERRED QUALIFICATIONS

● Experience in performing arts venues, theaters, event spaces, or similar public assembly facilities

● Familiarity with theatrical production requirements and technical systems

● Knowledge of building management software or Computerized Maintenance Management Systems (CMMS)

● Experience with capital improvement planning and project management

● Understanding of environmental sustainability practices and energy management

● Bilingual capabilities (English/Spanish)

● Professional certifications in facilities management (e.g., Certified Facility Manager, Facilities Management Professional)

● Knowledge of accessibility standards (ADA compliance)

● Experience with building renovation

KEY PERFORMANCE INDICATORS

Success in this position will be measured by:

● Building systems maintained in optimal operating condition with minimal unplanned downtime

● Successful completion of preventative maintenance schedules

COMPENSATION AND BENEFITS

Salary: $55,000 - $60,000 annually (commensurate with experience)
