Job Title: LIHTC Leasing Consultant

Location: Phoenix, AZ 85027
Salary: $23-$25/Hr
Job Type: Part Time:16-24 hours per week


Position Summary:
The LIHTC Leasing Consultant is responsible for leasing, marketing, and resident relations for a Low-Income Housing Tax Credit (LIHTC) community. This role ensures full compliance with federal, state, and company regulations while providing excellent customer service to prospective and current residents. The Leasing Consultant plays a key role in maintaining occupancy goals and supporting property operations.

Key Responsibilities:

  • Greet and assist prospective residents, providing tours and detailed information about the property and available units

  • Process rental applications in compliance with LIHTC, HUD (if applicable), and company policies

  • Verify income, assets, and household composition to determine eligibility under LIHTC guidelines

  • Maintain accurate and complete applicant and resident files

  • Prepare and execute leases and related documentation

  • Ensure compliance with all LIHTC regulations, including initial certifications and annual recertifications (if applicable)

  • Track and follow up on leads to achieve leasing and occupancy goals

  • Provide exceptional customer service and respond to resident inquiries and concerns in a timely manner

  • Assist with marketing efforts, outreach, and community events

  • Maintain knowledge of current market conditions and competitor properties

  • Coordinate with maintenance staff to ensure units are ready for move-in

  • Maintain organized records and update property management software systems

Compliance Responsibilities:

  • Adhere to LIHTC program requirements and Fair Housing laws

  • Ensure all documentation meets audit and regulatory standards

  • Maintain confidentiality of resident information

  • Stay current on changes to LIHTC regulations and attend required trainings

Required Qualifications:

  • High school diploma or equivalent required; associateโ€™s degree

  • Previous leasing, property management, or customer service experience

  • Knowledge of income calculations and compliance requirements is a plus

  • Strong organizational and attention-to-detail skills

  • Excellent communication and interpersonal skill

  • Proficiency in Microsoft Office and property management software

Preferred Qualifications

  • Experience with LIHTC, affordable housing, or HUD programs

Physical Requirements:

  • Ability to walk property grounds and climb stairs as needed

  • Ability to sit, stand, and use standard office equipment for extended periods

Work Environment:

  • On-site property office environment
