Part-Time Leasing Agent

Salem Oregon
Schedule: The role requires a flexible schedule, including weekends

MDI Management is seeking a highly motivated Leasing Agent to join our team. This position is ideal for someone with at least one year of strong customer service experience who enjoys interacting with prospects and residents in a fast-paced environment. While prior leasing experience is preferred, candidates with excellent communication and service skills are encouraged to apply.


Key Responsibilities

Leasing & Customer Service

  • Professionally greet and qualify prospects using effective sales techniques
  • Conduct property and model tours, highlighting features and benefits
  • Complete guest cards and accurately track all leads
  • Follow up consistently with prospects and confidently close leases
  • Refer prospects to sister communities when appropriate
  • Assist applicants with completing applications, securing deposits, and coordinating move-ins
  • Secure signatures on lease documents and all move-in paperwork
  • Process applications including rental history verification, employment verification, and background checks

Administrative Duties

  • Document all prospect traffic (phone and walk-ins) daily
  • Maintain organized guest card filing per company procedures
  • Update vacancy reports daily by 10:00 a.m.
  • Prepare leases and renewals; accurately enter data into AppFolio
  • Post and update Craigslist ads multiple times daily
  • Refresh and maintain AppFolio marketing listings daily
  • Respond promptly to voicemails and emails each morning
  • Return missed calls and schedule appointments daily
  • Post community notices under supervision

Marketing & Community Outreach

  • Monitor advertising performance (Craigslist, Facebook, AppFolio, etc.)
  • Generate new leads through proactive outreach
  • Assist with distributing flyers, newsletters, and promotional materials
  • Conduct competitive market shops twice monthly and report findings

Property Presentation & Maintenance Support

  • Conduct weekly vacant unit and patio walks; report maintenance needs
  • Ensure show units are clean, staged, and tour-ready
  • Perform daily and weekly clubhouse upkeep
  • Monitor exterior signage and property curb appeal daily

Resident Retention Support

  • Assist with renewal offers and follow-up communication
  • Submit maintenance service requests in AppFolio and follow up as needed
  • Answer resident questions regarding rent, lease terms, amenities, and policies
  • Support resident events by distributing invitations and assisting with hosting

Qualifications

  • Minimum 1 year of strong customer service experience required
  • Previous apartment leasing experience preferred
  • Experience with AppFolio or similar property management software preferred
  • Strong organizational and time-management skills
  • Excellent written and verbal communication skills
  • Professional presentation and positive attitude
  • Ability to work independently during scheduled hours
