Legacy is looking for a PartTime Sales Consultant that can work with a talented team to ensure the continued growth of the Company. Primary Function
The primary function of the Sales Consultant is to drive home sales within the manufactured housing community by delivering a professional, responsive, and service-oriented experience to prospective buyers.
The individual is responsible for managing the sales process from initial inquiry through closing, including lead follow-up, home tours, application support, and transaction coordination. The Sales Consultant plays a key role in converting community traffic into home sales while maintaining a polished, welcoming, and customer-focused sales environment.
The ideal candidate is warm, organized, self-motivated, and highly responsive, with the ability to build trust quickly, manage multiple prospects simultaneously, and follow through with consistency and professionalism.
In this role you will perform the essential functions:
Sales & Customer Service Experience
  • Actively sell Legacy-owned new, pre-owned, and brokered homes within the community.
  • Serve as a professional and welcoming first point of contact for prospective buyers.
  • Respond promptly to all inbound leads, including phone, walk-ins, email, text, and online inquiries.
  • Schedule and conduct home and community tours.
  • Present homes, pricing, and community features in a clear, compelling, and professional manner.
  • Build rapport with prospects, assess their needs and guide them through the decision-making process.
  • Maintain a strong understanding of available inventory, pricing and current promotions.
  • Ensure inventory homes are clean, well-presented, and show-ready at all times.
  • Support open houses and community sales events as needed.

Lead Management & Follow-Up
  • Enter all leads into the CRM system within one (1) hour of receipt or by the next business day.
  • Maintain consistent, timely follow-up throughout the sales process.
  • Accurately document all communications, notes and status updates in CRM.
  • Complete required workflow steps and maintain organized, up-to-date records.
  • Document clear and accurate reasons when prospects do not move forward.
  • Request lead closure when appropriate based on activity and responsiveness.

Inventory & Marketing Coordination
  • Ensure all inventory homes, including brokered homes, are accurately represented on Legacy and syndicated websites.
  • Maintain familiarity with current marketing efforts, promotions, and featured inventory.
  • Ensure plan-o-gram adherence and execution when provided.
  • Notify the Sales Director/Regional Manager of all offers, regardless of price.

Transaction Coordination
  • Support the full sales process from application through closing.
  • Collect and process earnest money deposits.
  • Enter and process residency applications.
  • Coordinate and track closing timelines with buyers.
  • Prepare and assist with closing documentation and home sale closings.
  • Coordinate with corporate sales staff as needed.
  • Assist with post-closing documentation and titling support.
  • Support home readiness in coordination with construction as needed.

Community Office Support
  • Support day-to-day office operations as needed, including answering phones and greeting visitors
  • Community professionally with residents, vendors, and prospective buyers
  • Assist with administrative tasks, including rent payments, as needed.
  • Perform other duties as assigned.

Role Qualifications / Skills / Abilities
Education
  • High School Diploma required; College degree preferred

Experience
  • At least 3 years in Home Sales Experience preferred.
  • Candidates with experience in real estate, new home sales, residential leasing, hospitality, or other customer-facing consultative sales environments are encouraged to apply.

Computer Skills
  • Proficient use of Microsoft Office Suite (Word, Excel, Outlook, Teams). Experience with CRM systems preferred.

Other Requirements
  • Ability to pass background and drug screening
  • Must have a valid driver's license and proof of insurance
  • Satisfactory Motor Vehicle Record (MVR) if operating a vehicle for company business
  • Ability to lift up to 50 lbs

Sales Commissions
This position is eligible for 2% commissions on all inventory and brokered homes with a guaranteed minimum of $500 per sale, in accordance with Legacy's commissions policies.
Sales Consultants are responsible for initiating and managing the full sales process, from initial prospect engagement through application and closing.
Commissions are earned on lead ownership and management of the sale, including:
  • Timely and accurately entry of the lead into CRM
  • Ongoing follow-up and communication with the prospect
  • Management of the sales process through application and closing

The Sales Consultant is expected to take full ownership of their leads, maintain consistent follow-up, and drive the sale through to completion.
The Community Manager supports overall community operations and may assist in the sales process as needed, but the Sales Consultant is the primary driver of homes sales performance.
Work Environment
This is a part-time, onsite position based in the community sales office. The role involves regular interaction with prospective buyers, residents, and visitors.
Evening and weekend hours may be required based on appointments, open houses, and overall sales activity.
