Building Maintenance Technician - Helper C / Helper C Trainee (Edgewater)

Seeking a motivated, dependable, and team-oriented Helper C Janitor or Helper C Janitor Trainee to join our building operations team. This SEIU Local No. 1 Union position offers an excellent opportunity for an individual who takes pride in maintaining a first-class residential property, responds well to challenges, and understands the importance of safety, professionalism, and exceptional service. The ideal candidate will be hands-on, self-motivated, and eager to work with a dedicated team of professionals to help maintain a clean, safe, and well-operated community for our residents and staff.

This is a SEIU Local No. 1 Union position. The employee is required to join the Union and comply with all membership and dues requirements in accordance with the collective bargaining agreement upon hire.

The Helper C Janitor or Helper C Janitor Trainee, a SEIU Local No. 1union position, is responsible for maintaining building equipment in good working order and helping to ensure that the interior, exterior, and all common areas of the building are clean, safe, and properly maintained.

The following outlines the job description for the above-referenced position, including the expectations, responsibilities, and duties of the position, as well as any additional assignments as directed by management:

Essential Duties and Responsibilities

Monitor, inspect, clean, maintain, and repair building equipment, tools, operating systems, building grounds, and related components.

Keep all mechanical rooms, maintenance areas, and workshops clean, organized, and safe.

Conduct routine preventative maintenance in all areas of the property.

Complete assigned Service Requests in a timely and professional manner.

Perform repairs to common areas, as needed or as assigned.

Carry a two-way radio at all times while on duty.

Carry a cell phone while off duty and remain available to respond to emergency situations as required.

Perform the duties of a Helper C employee in the absence of another employee or as operational needs require.

Assist with resident move-ins and move-outs, including preparing elevators and documenting any damages.

Perform snow and ice removal as needed to ensure safety and security of residents, guests, and staff.

Respond immediately to all emergency situations.

Routinely inspect all building components for safety, maintenance, and cleanliness, including the roof, basement areas, garage, exterior grounds, and other common areas.

Perform light painting and touch-up work in common areas as assigned.

Report any issues that cannot be immediately resolved to the Chief Engineer.

Outside or side work within the building for residents, owners, or third parties is strictly prohibited.

Perform any other duties as assigned by management.

Minimum Qualifications and Union Requirements

High school diploma or equivalent.

Prior janitorial, maintenance, or building operations experience preferred.

If hired as a Helper C Trainee or Helper C, employee must register with SEIU Local No. 1 for the next available Helper C Training course and successfully complete the program.

Participate in continuing education or training as required by the union or management.

Ability to safely lift up to 50 pounds.

Strong organizational skills and attention to detail.

Self-motivated with the ability to work independently and take initiative.

Ability to work cooperatively as part of a team and contribute positively to the community.

Strong customer service and communication skills, both written and verbal.

Basic computer skills required, including familiarity with email and property management or work order systems.
