JOB TITLE: Maintenance Mechanic
DEPARTMENT: Building Maintenance, Ware County
JOB SUMMARY: This position is responsible for performing maintenance and repair duties in county buildings.
MAJOR DUTIES:
  • Performs preventive maintenance work on heating and air-conditioning systems and components, including compressors, control systems, boilers, water heaters, and hot water storage tanks.
  • Maintains electrical wiring and fixtures by repairing or replacing switches, receptacles, and electrical controls.
  • Maintains plumbing systems by repairing or replacing fixtures, pipes, and drainage systems.
  • Maintains an adequate inventory of parts and materials needed for repairs; orders supplies as needed.
  • Paints the interior and exterior of buildings.
  • Repairs walls, ceilings, windows and roofs.
  • Performs minor repairs on elevators.
  • Performs some grinding and minor welding.
  • Assists with carpentry and other repair and maintenance tasks as needed.
  • Locks and unlocks the annex.
  • Assists with the delivery of packages.
  • Performs other related duties as assigned.

KNOWLEDGE REQUIRED BY THE POSITION:
  • Knowledge of the standard practices, methods, materials and tools of the electrical and plumbing trades.
  • Knowledge of the operation and repair of boilers and HVAC control systems.
  • Skill in reading blueprints.
  • Skill in using a variety of hand and bench tools.
  • Skill in the use of heating, air-conditioning, and electrical testing equipment.
  • Skill in performing plumbing, electrical, and HVAC repairs.

SUPERVISORY CONTROLS: The Building Maintenance Supervisor assigns work in terms of general instructions. The supervisor reviews completed work for compliance with codes and for the nature and propriety of the results.
GUIDELINES: Guidelines include county fire, building, electrical, and plumbing codes, and work orders. These guidelines are generally clear and specific, but may require some interpretation in application.
COMPLEXITY: The work consists of related duties in building maintenance and repair.
SCOPE AND EFFECT: The purpose of this position is to maintain and repair county buildings. Successful performance creates a safe and comfortable working environment.
PERSONAL CONTACTS: Contacts are typically with co-workers, other county employees, and the general public.
PURPOSE OF CONTACTS: Contacts are typically to give or exchange information, resolve problems, and provide services.
PHYSICAL DEMANDS: The work is performed while sitting, standing, stooping, walking, bending and crouching. The employee must frequently lift light and heavy objects, use tools requiring a high degree of dexterity, and climb ladders. The employee is required to distinguish between shades of color when working with electrical wires.
WORK ENVIRONMENT: The work is performed in county buildings and outdoors. The employee is exposed to dirt, dust, and grease machinery with moving parts, contagious or infectious diseases, irritating chemicals, and inclement weather. The use of protective devices such as gloves, goggles or masks is required.
SUPERVISORY AND MANAGEMENT RESPONSIBILITY: None.
MINIMUM QUALIFICATIONS:
  • Ability to read, write and perform mathematical calculations at a level commonly associated with the completion of high school or equivalent.
  • Sufficient experience to understand the basic principles relevant to the major duties of the position usually associated with the completion of an apprenticeship/internship or having had a similar position for one to two years.
