  • Play a key leadership role overseeing property management, leasing operations, and portfolio strategy.


Your new role


  • Lead the overall operational, financial, and leasing performance of a residential rental portfolio.
  • Provide strategic direction and oversight to Regional Property Managers and site teams.
  • Develop and execute leasing strategies, rental pricing, incentive programs, and occupancy initiatives.
  • Own annual operating and capital budgets, forecasts, and portfolio financial performance.
  • Monitor portfolio KPIs including occupancy, renewals, revenue growth, and operating expenses.
  • Oversee contractor agreements, vendor relationships, capital planning, and preventative maintenance programs.
  • Collaborate with marketing teams to align leasing campaigns, resident engagement initiatives, and lease-up strategies.
  • Ensure compliance with residential tenancy legislation, company standards, and operational best practices.
  • Drive team development through coaching, performance management, and leadership support.
  • Utilize property management systems and reporting tools to support data-driven decision making and portfolio performance.


What you'll need to succeed


  • 8-12 years of progressive experience in residential property management, multi-family operations, or real estate asset management.
  • Minimum 5 years of leadership experience overseeing property management teams or multi-site portfolios.
  • Experience managing residential portfolios of 500+ units across multiple assets.
  • Strong background in budgeting, forecasting, financial reporting, and capital planning.
  • Proven success developing leasing strategies and driving occupancy, retention, and revenue growth.
  • Experience leading and developing Property Managers, Regional Property Managers, Leasing Professionals, and Building Operations teams.
  • Strong understanding of residential tenancy legislation, building operations, vendor management, and regulatory compliance.
  • Experience with Yardi Voyager or comparable property management software.
  • Excellent leadership, communication, analytical, and stakeholder management skills.
  • Experience collaborating with marketing teams on leasing campaigns and resident engagement initiatives is highly preferred.
