We manage a diverse portfolio of residential properties, ensuring they are well-maintained and safe for all residents. Position Summary
The Property Accounting Manager oversees 3 to 4 Property Accountants that conduct property-level accounting for 8 to 10 properties each for a portfolio of approximately 20 to 30 multifamily communities. This role works closely with regional managers to ensure financial reporting and operational accounting activities are accurate, timely, and complete to Ownership expectations.
Key Responsibilities
As a Property Accounting Manager at SPM, you will be responsible for:
โ€ข Manages day-to-day accounting functions of Property Accountants to include review/approval of the monthly financial statements, bank reconciliations, wires, etc., while meeting the internal/external deadlines.
โ€ข Effectively communicate with all 3rd party clients on financial statement questions, distributions, business license filings, personal property tax filings and other Tax related questions.
โ€ข Oversee and manage transitions of new properties as well as dispositions (sale or management transition) to include preparation of sale pro-rations.
โ€ข Work in partnership with the operations team on the annual budgets, reforecasts, Cash funding draws, and financial statement preparation.
โ€ข Provide training, discipline, goal planning, and performance management for a team of Property Accountants.
โ€ข Work closely with Regional Manager on a daily basis to make sure we have continuity between operations and accounting teams.
โ€ข Ability to successfully multi-task and manage multiple deadlines within multiple property management software applications.
โ€ข Has advanced knowledge of GAAP and industry standards.
Financial Management & Reporting
โ€ข Analyze and review financial information for assigned properties, ensuring accuracy and completeness of property-level financial statements
โ€ข Oversee and approve financial transactions, including budget entries, revenue, expenses, payroll, invoices, mortgage payments, and distributions
โ€ข Reconcile bank accounts and financial statements, approving exceptions to bank reconciliations and wire transfers as necessary
โ€ข Prepare and review journal entries, account reconciliations, and standard accounting reports
โ€ข Monitor compliance with debt covenants, funding requirements, and financial reporting deadlines
Month-End & Year-End Close
โ€ข Lead the month-end and year-end close processes to ensure timely and accurate reporting
โ€ข Prepare financial reporting packages including variance analysis, executive summaries, budget comparisons, bank reconciliations, and journal entries
โ€ข Ensure all reporting deadlines are consistently met across the assigned portfolio
Budgeting & Forecasting
โ€ข Partner with the operations team on annual budgets, reforecasts, and cash funding draws
โ€ข Analyze revenue and expenditure trends and recommend appropriate budget levels to ensure expenditure control
Accounting Controls & Compliance
โ€ข Develop, implement, and maintain accounting policies, procedures, and internal controls
โ€ข Ensure departmental workflows meet established accounting standards, GAAP, and company policies
โ€ข Implement process and procedural improvements to streamline work, increase productivity, and maintain quality
Audit Coordination
โ€ข Act as liaison to internal and external auditors, providing documentation, research data, and information necessary to complete audits in a timely manner
โ€ข Coordinate preparation of documentation for fiscal year-end financial audits
Client & Operational Collaboration
โ€ข Partner with property managers and regional managers to ensure timely and accurate pre-close financial activities
โ€ข Communicate with third-party clients and owners on financial statement questions, distributions, business license filings, personal property tax filings, and other financial inquiries
โ€ข Oversee and manage transitions of new properties as well as dispositions, including preparation of sale prorations
Team Leadership
โ€ข Recruit, interview, hire, and onboard accounting staff
โ€ข Provide training, coaching, goal planning, and professional development to team members
โ€ข Deliver performance feedback and corrective guidance when necessary
โ€ข Establish annual goals and objectives for the accounting team and assign properties and portfolios for effective workload distribution
โ€ข All other duties and special projects as assigned
Qualifications
To be successful in this role, you should have:
โ€ข Bachelorโ€™s degree or better in Accounting or Finance, or related field required
โ€ข CPA certification highly preferred, or active progress being made toward CPA designation
โ€ข 5โ€“7 years of accounting experience, with at least 3 years in a supervisory or people leadership role
โ€ข 3โ€“5 years of property management or real estate accounting experience strongly preferred
โ€ข Experience with Yardi Voyager or similar property management accounting software a must
โ€ข Strong understanding of GAAP and internal controls within the multifamily property management industry
โ€ข Advanced proficiency in Microsoft Office Suite, particularly Excel (VLOOKUPs, pivot tables, SUMIFs, etc.)
โ€ข Excellent communication, leadership, and problem-solving skills
โ€ข Ability to manage multiple priorities and deadlines across multiple properties simultaneously
โ€ข Strong organizational and time-management skills with a high attention to detail
โ€ข Pre-employment drug test and background check required
