About the operations manager position:
We're looking for a talented operations manager who will be responsible for supporting the property manager in effectively executing the overall operations strategy of the assigned apartment community. In additiona, this role is responsible for the leasing and maintenance team's functional supervision, property marketing, resident retention, lease administration, rental collections, and delinquency management for the assigned property.
  • Ensure the accurate and timely processing of all tenant and resident verifications, including screening, income verifications, and compliance paperwork; regularly monitor management software reports to verify all daily activity is entered as required
  • Maximize property financial performance through effective collections and revenue growth strategies, expense management, and retention programs under the direction of the property manager
  • Assist property manager in screening, interviewing, hiring, training, and successfully leading property staff
  • Provide guidance, mentorship, support, and discipline when necessary and under the direction of the property manager and to create a positive company culture for associate retention
  • Ensure apartments are ready for move-in as scheduled
  • Monitor renewal status and lease expiration matrix. Distribute and follow up on renewal notices
  • Understand and effectively communicate screening criteria, application forms/processes, lease agreement, and accompanying addenda to potential residents
  • Perform property inspections to maintain curb appeal and assess any maintenance issues
  • Advocate risk management initiatives for prospect, resident, and associate safety
  • Foster a positive, active, and collaborative relationship with residents, other communities, and associated agencies
  • Thoroughly understand the local rental market and economic factors affecting occupancy and leasing; regularly shop other properties within the submarket to maintain up-to-date knowledge of competition
  • Understand, embrace, and utilize various marketing platforms as directed by the regional manager, property manager, and/or corporate market
  • Other duties as assigned

Education and Experience:
  • High school diploma required. Bachelor's degree is preferred
  • One or two years of experience in property management is required
  • One to three years of customer service experience is required

Skills and Requirements:
  • Familiarity with multi-family housing management and related terminology, budgeting, housing agency regulations and commit to excellence in customer service
  • Ability to adhere to company best practices and federal Fair Housing requirements during all phases of the prospect/resident lifecycle, from initial prospect inquiry to resident move-out (i.e. touring, application processing, security deposits, rental rates, lease administration, resident complaints, legal processes, renewals, etc.)
  • Intermediate level knowledge with Microsoft Office Suite including Outlook, Word, PowerPoint, and Excel skills
  • Thorough understanding of local, state, and federal Fair Housing laws
  • Excellent customer service and interpersonal skills with the ability to relate to others
  • Detail-oriented and desire to learn
  • Excellent written and verbal communication skills
  • Ability to work independently and prioritize effectively in a fast-paced environment with a strong sense of urgency
  • Strong interpersonal skills to effectively and sensitively communicate with all levels of management
  • Strong organizational and time management skills
  • Demonstrated aptitude for dealing with demanding client needs and demonstrates effective conflict resolution telephone skills
  • Required to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion training within the first 30 days of employment.
