Job description

Qualifications:
  • Minimum of five (5) years of experience in multi-family, residential property management, with a progressively increasing level of responsibility - (preferably with conventional assets).
  • Two years prior Area/District/Regional Manager experience - required.
  • Experience working with financials and budgets.
  • Advanced proficiency with property management software, preferably Onesite, as well as MS Office applications (Outlook, Word and Excel software).
  • Proven experience in successfully leading and developing teams.
  • Excellent organizational skills, with the ability to work under limited supervision while maintaining a high degree of accuracy and production.
  • Superb customer service orientation and effective oral and written communication skills, along with a positive and professional attitude.
  • Ability to read and interpret documents such as leases, operating instructions and procedure manuals.
  • Travel out of state and overnight.
  • Personal vehicle.
  • Ability to work and travel weekends, as needed.
  • Multi-site experience required.

Responsibilities:
  • The Regional Manager is responsible, for overseeing the operation of a portfolio of properties through subordinate personnel and monitor fiscal and occupancy status for properties through regular reports.
  • The Regional Property Manager is responsible for direct budget preparation, monitoring budgets, preparing reports of activities and fiscal status, monitoring operating practices and procedures and recommending changes to promote efficiency, participating in pre-employment interviews, supervising, evaluating performance and training site personnel.
  • Provide leadership and direction to site-level managers, to ensure attainment of financial and occupancy goals or properties, including conducting regular meetings to ensure goals are aligned and teams are operating effectively and efficiently.
  • Manage properties to achieve expense and income levels based on monthly, quarterly and annual budget goals, as established in conjunction with senior leadership.
  • Conduct monthly and quarterly financial reviews on each property with senior leadership, review variances, the status of capital projects and any other issues impacting the properties or staff.
  • Evaluate marketing plans, advertising plans, and market conditions and trends to ensure effective pricing strategies are implemented.
  • Maintain effective relationships with suppliers, vendors and governmental agencies.
  • Review scheduling of property staff, contractors and vendors to ensure efficient turnover of vacant units, maintenance repairs and appearance of commons areas.
  • Perform routine inspection of property buildings and grounds to be proactive with preventative and routine maintenance, capital improvement projects and review of quality vendor work.
  • Ensure collections, rent postings, and deposits are performed accordingly to company policies and practices and provide coaching and guidance as necessary.
  • Effectively demonstrate an understanding and commitment to fair housing, equal employment, and diversity policies at all times and ensure compliance among staff at all properties.
