The On-Site Manager oversees the daily operations, maintenance, and overall performance of the community's buildings, systems, and common areas. This position is responsible for preserving the integrity of all mechanical, electrical, and structural systems through routine property inspections, proactive maintenance planning, and the identification of repair, replacement, and capital improvement needs.
Acting as the primary point of contact for the Board of Directors, residents, staff, vendors, and contractors, the On-Site Manager coordinates all aspects of community operations and property maintenance. Key responsibilities include supervising on-site personnel, managing vendor and contractor performance, working with public utility representatives, and ensuring the community is maintained to the highest standards.
This is a hands-on leadership position that requires excellent communication, organizational, and problem-solving skills. The ideal candidate is capable of managing multiple priorities, building strong relationships, and delivering exceptional service while supporting the communities managed by Abaris Real Estate Management.

Responsibilities:- Develop and maintain a strong working knowledge of the association's governing documents, rules, regulations, and community policies.
- Perform routine inspections of the buildings, grounds, and building systems to identify maintenance concerns, safety issues, and repair needs.
- Supervise on-site staff, contractors, and service providers, ensuring all work is completed efficiently, safely, and in accordance with contract requirements.
- Coordinate routine maintenance, repair projects, and capital improvement initiatives, while providing recommendations and updates to the Board of Directors.
- Oversee vendor relationships, including scheduling, contract coordination, permit tracking, invoice review, and maintaining accurate project documentation.
- Monitor inventory levels and procure supplies, equipment, and materials in a timely and cost-effective manner.
- Keep the Board of Directors and residents informed of maintenance activities, project progress, and operational issues while addressing questions and resolving concerns professionally.
- Ensure all contractors adhere to community guidelines, licensing requirements, insurance standards, and established emergency procedures.
- Maintain compliance with all applicable federal, state, and local laws and regulations, including OSHA requirements and workplace safety standards.
Qualifications:- Experience in property management, with a focus on community operations and maintenance.
