Job description

Well established NYC based firm with an extensive track record of success in the development and acquisition of office, residential, retail and hotel properties has an immediate need for a Non-Union Commercial Building Superintendent with at least 5 years of experience with thorough knowledge of building systems & equipment/procedures, strong staff supervision & administration skill as well as troubleshooting and analytical skills.

General Shift Time: M – F 8AM-5PM

Super should be well-rounded in all mechanical systems, specifically:

  • water cooled VRF system with DOAS
  • cooling towers/generators.

MUST HOLD LOW PRESSURE BOILER CERTIFICATION

Must be proactive and have experience in building management principals with the ability to direct & supervise staff, inspect the building/building systems, and recognize & address issues before they arise as well as interact with tenant/management in a professional manner at all times.

Ability to adapt and perform in a fast-paced environment, quickly and thoroughly become familiar with all entire building, building systems, and protocols.

Enforce and uphold all building protocols, rules, and regulations. Perform all duties in a professional workmanlike manner. Able to work under minimal supervision & directly with supervisors.

Ability to review and interpret work orders, operating instructions, diagrams, building plans, and mechanical equipment drawings.

Experience with building systems including HVAC systems, fire protection systems, security/access systems, elevators, BMS, work order systems, etc.

Experienced performing all handyman skills such as, but not limited to plumbing, electrical, HVAC systems, lighting, carpentry, drywall, plastering, door/lock repair, etc.

Available to respond to emergencies on a 24/7 basis.

Flexibility a must for evenings, weekends, holidays, unscheduled shifts, and special assignments as determined by the needs of the business.

Must have excellent verbal, written communication skills and basic computer skills

Strong work ethic, reliable, punctual and dependable

Hourly Pay Rate: $43/hr

Pay rate with FLSD Certification: $45/hr
