Job description

Occupancy Specialist / Property Manager

Milwaukee, WI | 40 Hours/Week | First Shift

Lutheran Social Services of Wisconsin & Upper Michigan (LSS) is seeking an Occupancy Specialist / Property Manager to oversee four HUD-subsidized housing communities in Milwaukee.

In this role, you will help residents maintain stable housing while ensuring compliance with HUD regulations, property standards, and LSS policies. You'll manage tenant relations, occupancy requirements, rent collection, certifications, inspections, and day-to-day property operations.

What You'll Do
  • Manage occupancy, tenant applications, certifications, recertifications, and waiting lists
  • Ensure compliance with HUD regulations, Fair Housing requirements, and agency policies
  • Collect and record rent payments, security deposits, and project income
  • Maintain accurate tenant and property records
  • Address resident concerns, lease compliance issues, and tenant disputes
  • Coordinate apartment inspections and unit turnovers
  • Monitor building appearance, cleanliness, and curb appeal
  • Work with maintenance staff to identify and resolve facility concerns
  • Prepare for HUD, WHEDA, REAC, and other compliance inspections
  • Complete background and credit checks as assigned
  • Participate in on-call responses for facility and resident emergencies
Qualifications
  • High school diploma or GED required
  • Property management, housing, customer service, or related experience preferred
  • Ability to learn and apply HUD regulations and occupancy requirements
  • Strong organizational, communication, and problem-solving skills
  • Valid driver's license, reliable transportation, and satisfactory driving record required
  • Ability to successfully complete Certified Occupancy Specialist training
