Job description

Position Summary

The Senior Asset Manager serves as the ownership representative, focused on asset-level financial performance and strategic value creation. The Senior Asset Manager is responsible for maximizing the financial performance and long-term value of a multifamily portfolio of approximately 5,000 units under common ownership. This role oversees asset-level strategy, capital planning, financial performance, and risk management, while working closely with the affiliated Property Management and Development companies.

This position does not oversee day-to-day property operations, but provides strategic direction, performance oversight, and accountability to ensure properties achieve underwriting assumptions, business plan objectives, and investor return targets.

Qualifications

  • 7โ€“10+ years of multifamily asset management or institutional real estate experience
  • Strong financial modeling and analytical capabilities
  • Deep understanding of multifamily operations and capital structures
  • Experience overseeing third-party or affiliated property management
  • Ability to synthesize financial, operational, and market data into actionable strategy
  • Bachelor's degree required; advanced degree (MBA, MSRE, CPA) preferred

Core Responsibilities

Portfolio Performance & Financial Oversight

  • Monitor and analyze monthly financial statements, KPIs, and variance reporting.
  • Proactive identification and refinement of key performance indicators to ensure metrics remain aligned with asset strategy, market conditions, and ownership objectives. Evaluate property performance against underwriting, annual budgets, and long-term business plans.
  • Identify performance gaps and develop corrective strategies in partnership with Property Management.
  • Oversee rent growth strategy alignment with market conditions and portfolio objectives.
  • Track and drive NOI growth, expense efficiency, and return metrics (IRR, equity multiple, yield on cost).
  • Ensure property performance aligns with portfolio-level financial targets and capital allocation strategy.

Business Plan Execution

  • Develop and maintain asset-level business plans.
  • Identify and oversee execution of value-add initiatives, repositioning strategies, and revenue enhancement programs.
  • Ensure investment objectives and hold/sell strategies are continuously evaluated.

Capital Planning & Investment Strategy

  • Lead capital expenditure planning and prioritization across the portfolio.
  • Perform financial modeling to evaluate returns, payback periods, and asset value impacts of capital and renovation initiatives. Provide strategic oversight of capital improvement initiatives executed by Development and Construction teams.
  • Participate in refinancing analysis, disposition analysis, and acquisition underwriting (as applicable).
  • Support debt compliance monitoring and lender reporting requirements.

Property Management Oversight (Strategic, Not Operational)

  • Evaluate and approve annual operating budgets proposed by Property Management.
  • Hold Property Management accountable for performance metrics including:
    • Occupancy
    • Revenue growth
    • Expense control
    • Bad debt management
    • Leasing velocity
    • Resident retention
  • Participate in regular portfolio performance meetings.
  • Review and approve major contracts, and advise on staffing models and material operational changes.

Risk Management & Governance

  • Partner with Insurance/Risk team on claims trends and loss prevention strategies.
  • Monitor regulatory compliance trends impacting multifamily assets.
  • Identify operational or financial risks affecting asset value.
  • Ensure adherence to ownership governance policies and reporting standards.

Reporting & Investor Communication

  • Prepare quarterly and annual asset performance summaries.
  • Prepare materials supporting Portfolio Management reporting to executive leadership, boards and partners. Provide executive-level insights on portfolio health, trends, and market positioning.

Market & Strategic Analysis

  • Monitor submarket fundamentals including:
    • Supply pipeline
    • Rent comparables
    • Demographic shifts
    • Competitive positioning
  • Utilize market insights, competitive analysis, and asset performance data to inform all strategic recommendations.
