Job description

Position Summary
Epic Asset Management is seeking a dynamic and highly skilled Local Market Expert (LME) to join our team. This hybrid role provides critical leasing and marketing support across our portfolio, ensuring our communities achieve exceptional occupancy, revenue, and resident satisfaction. The LME will engage in both on-site and corporate-level initiatives, utilizing their expertise to drive leasing performance, implement strategic marketing plans, and enhance the overall resident experience.
Prior property management experience preferred. Must be available to work weekends as part of the regular schedule for this position to support the property and resident needs during peak business operations
Key Responsibilities
Leasing & Customer Engagement
  • Serve as a brand ambassador, providing personalized property tours and expert guidance to prospective residents.
  • Execute all leasing activities, including applicant qualification, background screening, lease preparation, and seamless move-in coordination.
  • Conduct pre-move-in apartment inspections to ensure homes meet Epic's high standards, coordinating with maintenance teams to address any outstanding needs.
  • Develop rapport with residents through proactive communication, ensuring satisfaction and fostering a sense of community.
  • Facilitate the lease renewal process by engaging with residents, presenting renewal options, and securing timely lease agreements.

Marketing & Market Strategy
  • Stay ahead of market trends, conducting competitor analysis and adjusting leasing strategies to maintain high occupancy levels.
  • Implement creative, data-driven marketing campaigns, including digital advertising, resident referral initiatives, employer partnerships, and social media engagement.
  • Leverage online platforms (Craigslist, Facebook, email marketing, and property websites) to generate leasing traffic and maximize exposure.
  • Represent the company at community and networking events to build local partnerships and enhance brand presence.

Operational Excellence & Technology
  • Utilize industry-leading property management software (Yardi, OneSite, or similar) to track leasing activity, manage resident data, and analyze performance metrics.
  • Ensure community spaces, model units, and leasing offices are impeccably maintained and meet Epic's show-quality standards.
  • Maintain accurate documentation and adhere to company policies, ensuring compliance with all regulatory requirements.

Qualifications & Skills
  • Proven experience in leasing, property management, sales, or marketing.
  • Prior experience in multi-family property management or a similar role is highly preferred.
  • Exceptional customer service and relationship-building skills.
  • Strong organizational abilities with a proactive, detail-oriented mindset.
  • Proficiency in property management software (e.g., Yardi, OneSite, or similar) and Microsoft 365.
  • Ability to work independently while contributing to a collaborative team environment.
  • Professional presentation and adherence to company appearance standards.
  • Reliable transportation for travel between communities as needed.

Physical Requirements
  • Frequent property tours and inspections require mobility, including walking, standing, and occasional lifting (up to 25 lbs.).

Required Licenses & Certifications
  • Travel to assigned properties is required; a valid driver's license, insurance, and reliable transportation are necessary also for operating a golf cart on-site.
