Job description

The Property Manager is responsible for the growing Edmonton residential rental portfolio, including leasing, maintenance, and general operations. You will oversee day-to-day operations of buildings and ensure they are operating to Rohit Standards.

ESSENTIAL FUNCTIONS

  • Must have reliable vehicle
  • Maintain a high level of customer satisfaction by ensuring that tenant inquiries are responded to in a timely manner.
  • Ensure standard aspects of the lease agreement are enforced such as rental payments, community rules, insurance submissions, etc.
  • Optimize revenue management with expense control to ensure positive NOI.
  • Oversee daily maintenance operations and vendor coordination.
  • Ensure work orders are scheduled and preventative maintenance schedules are followed.
  • Oversee Leasing process to ensure high lease-up and resident retention.
  • Supervise team on lease-ups and lease as needed.
  • Maintain unit rental listings and identify leasing opportunities to generate traffic.
  • Perform market surveys.
  • Oversee all aspects of the lease renewal process.
  • Contribute to team training, process development and provide solution-oriented feedback to operations managers.
  • Schedule, delegate, and perform move-ins and move-out inspections as needed.
  • Perform other duties as may be determined by your supervisor from time to time.
  • Suggest and implement procedural and administrative processes for rental operations.
