Monarch Investment & Management Group is continuing to grow in South Dakota, and we're looking for an experienced Apartment Property Manager to lead Prairie Tree Apartments, a well-maintained 95-unit apartment community conveniently located on Elm Avenue in Rapid City.

What You'll Be Doing: As the Property Manager at Prairie Tree Apartments, you'll oversee the daily operations and overall success of this 95-unit community on Elm Avenue, ensuring an outstanding living experience for residents while driving strong operational and financial performance.
Your responsibilities:
  • Lead and develop a successful onsite team while fostering a positive workplace culture.
  • Drive occupancy, leasing, renewals, and resident retention.
  • Maximize property revenue while controlling operating expenses.
  • Manage delinquency, collections, and overall financial performance.
  • Review budgets and recommend strategies to increase Net Operating Income (NOI).
  • Ensure exceptional customer service and timely resolution of resident concerns.
  • Partner with the maintenance team to ensure work orders, turns, inspections, and preventative maintenance are completed efficiently.
  • Oversee vendor relationships and approve invoices for timely payment.
  • Ensure marketing, pricing, and online listings remain accurate and competitive.
  • Maintain complete compliance with Fair Housing regulations, company policies, and all federal, state, and local laws.
  • Complete reporting, lease documentation, budgeting, and administrative responsibilities accurately and on time.
  • Coach, mentor, and develop Assistant Property Managers and other team members for future growth opportunities.

• What We're Looking For:
  • High school diploma or equivalent
  • 2+ years of multifamily property management experience
  • Previous leadership or supervisory experience preferred
  • Experience with Yardi or similar property management software
  • Strong understanding of Fair Housing and landlord-tenant regulations
  • Experience managing budgets, collections, leasing, and property operations
  • Excellent leadership, communication, organization, and problem-solving skills
  • Ability to prioritize multiple responsibilities while maintaining exceptional attention to detail
  • Customer-focused mindset with a passion for creating outstanding resident experiences

Compensation & Benefits:
  • $55K - $58K Annually DOE
  • $1500 Quarterly Property Performance Bonus
