Job description

Resident Assistants play an important role in creating community among students living on campus. The experiences you will have in this position will educate and challenge you and will prove to be valuable as you move through life.
POSITION REQUIREMENTS
  • Must be enrolled as a student at Fox Valley Technical College (Appleton location).
  • Must maintain a 2.0 cumulative grade point average and be in good academic standing.
  • Must agree to live in Tech Village for a duration of 2 semesters.
  • Candidates must commit to a full year of service (fall and spring semesters) and be available during all training dates and no-pass dates (special dates of service to university/building).
  • Candidates understand that they will work an average of 20 hours per week (this total includes duty shifts, on-call hours, office hours, and special event work hours).

REQUIRED SKILLS AND EXPERIENCE:

  • Ability to effectively solve problems and communicate information clearly and accurately
  • Ability to read and write English fluently
  • Ability to perform basic to intermediate math
  • Computer literacy required

Essential Duties
The essential function is to offer a living environment that will be an integral part of the educational experience offered in the city of your community. The Resident Assistant is expected to help facilitate community development and demonstrate their investment in the overall growth of each person by encouraging them to make the most of their experience.
Community Development:
  • Establish a rapport that makes residents feel comfortable in approaching the RA with concerns and ideas. Make sure tenants understand the role and function of the RA and other property staff.
  • Assist residents in transition to the community.
  • Serve as a positive role model.
  • Mediate conflict and disagreement with residents.
  • Develop trust and relationships with residents while maintaining privacy.
  • Educate residents on their rights and responsibilities within the community.
  • Initiate and implement regular social/recreational and educational/cultural programs or activities for residents according to the property programming model.
  • Refer students with health, counseling, academic, or personal concerns to college resources.
  • Assist others with the development and implementation of programs. Programs may be staff initiated or resident initiated.
  • Keep residents well informed of community and campus activities.

Community Policies:
  • Provide general supervision of resident conduct in the community and proactively educate residents about community standards.
  • Promote an environment conducive to effective living for all.
  • Be available to residents and staff for designated on-call hours. If necessary, assist with after-hours lockouts, respond to behavioral issues, and assist residents with emergency situations.
  • Communicate policies and provide explanations to residents in order to gain student understanding.
  • Confront residents who are violating community policies and regulations; appropriately explain and enforce them when confronting residents and visitors. Document incidents as required.
  • Submit a report within 24 hours of all incidents and situations, which threaten the health and safety of residents and/or violate community policies and regulations.
  • Maintain privacy about resident and building concerns

Administrative Tasks:
  • Assist with check-ins and checkouts as required.
  • Report and follow-up on maintenance concerns.
  • Complete weekly reports, incident reports, and communication logs as needed/required.
  • Work front desk as scheduled.
  • Other duties, as assigned, to ensure the office operates effectively and efficiently.
  • Leasing/Marketing Tasks

Customer Service:
  • Write up and file service requests from residents upon receipt.
  • Participate in future Arrive program hiring and training of new Arrive associates.
  • Contribute to the general upkeep and cleaning of the office, common areas, and model apartments.
  • Assist residents with the move-in and move-out processes
  • Assist in the performance of the turn process.
  • Adhere to Peak policies and procedures.

Market and Lease Apartments:
  • Greet prospective residents and show model, market-ready units, and common areas.
  • Assist prospective residents with the completion of online applications.
  • Respond to internet leads, answer prospect calls and conduct property tours following the guidelines outlined in the training materials
  • Contribute to optimizing occupancy while maximizing leased rent
  • Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and work to achieve and exceed budgeted occupancy percentages
  • Maintain thorough product knowledge of the property and competition

Administrative Tasks:
  • Assist with market surveys, as needed
  • Accurately prepare and have a thorough knowledge of all lease-related paperwork
  • Maintain accurate prospect traffic and leasing data, and assist with other computer data entry as necessary
  • Inspect units on a quarterly basis as well as prior to move-in
  • Audit all lease and renewal files for key controls and bonus submission to the Property Manager
  • Perform other tasks and duties, as assigned by Property Manager

THE COMMITMENT:
Desk Shifts: On average work 3 four-hour desk shifts per week.
On-Call: Each RA will have a weekly duty night 7pm-9am and a duty weekend (7pm Friday to 7pm Sunday) about once a month. Being On-call entails staying in Tech Village, completing 3 rounds a night, and responding to calls/incidents as needed.
Opening, Closing, and breaks: RAs will be expected to work additional hours in August to prepare for opening and opening weekend. As well as work additional hours in May to assist with closing and room inspections.
Breaks and Holidays: The RA staff is expected to share on-call and desk coverage responsibilities over breaks and holidays.
Leasing and Marketing: RAs may be asked to work additional hours to assist with marketing events in the area. In addition, you will be asked to travel throughout the community during desk shifts to complete marketing tasks.
Training: Participant in the CORE program to learn Peak policies and leasing/marketing training. Attend additional training to learn about the college's resources and policy and procedures of Tech Village.
