Job description

Mantis Innovation provides managed facility services and turnkey program management with technology-enabled solutions that target the entire building footprint. We look at the entire facility-inside and out-and can impact 70% of what a building operator allocates critical budget dollars toward, including: Strategic electricity and natural gas procurement, renewable energy, and demand response; climate impact reduction and reporting, net zero strategies, and sustainability planning; roofing, solar, HVAC assessment management, pavement, building envelope, data center optimization, and EV charging; lighting/LED retrofits, HVAC/mechanical systems, and BMS/BAS improvements and implementation.
The Survey Technician performs field inspections and data collection to assess the condition of building assets. This role gathers accurate field data, identifies facility defects and safety issues, and supports project teams with clear documentation and recommendations. Most of our survey work focuses on commercial roofing systems with opportunity to work on other facility assets including building envelope, pavement, lighting, HVAC, and more. This work schedule requires regular overnight travel for stretches of approximately 3 weeks at a time, which may increase or decrease depending on project requirements.
This role operates at the front lines of Mantis' facility asset management methodology, with heavy use of our field-based Mantis Perform mobile app. Technicians serve as the face of the company on-site and play a critical role in capturing the data that drives client decisions. Work is completed in the field on client sites across the country under the direction of a Project Manager or Field Team Leader.

  • Deliver complete and accurate survey data across assigned projects
  • Capture clear photos, measurements, and asset details using company tools
  • Identify and communicate asset conditions, defects, and safety concerns
  • Follow safety procedures and proactively address hazards in the field
  • Stay responsive and coordinated with project managers and team members
  • Keep data, time entry, and expenses up to date

RESPONSIBILITIES
  • Perform field inspections across client sites to assess condition of building assets, systems, and surrounding areas
  • Use company-issued tablets and field tools to capture survey data, including measurements, GPS points, inventory, and condition details
  • Document defects clearly, including location, severity, and type of issue, using notes, photos, and system inputs
  • Take high-quality, complete photos of assets, defects, and site conditions to support reporting and analysis
  • Identify materials, components, and visible deficiencies during inspections and record findings accurately
  • Perform hands-on inspection activities such as measuring sections, navigating surfaces, and accessing different areas of a facility
  • Remove debris, clean drains or surfaces, and prepare areas to allow for accurate inspection
  • Perform minor field fixes during inspections (securing loose components, sealing gaps, basic patching) when appropriate
  • Collect samples or additional data points as required to support condition assessment
  • Identify and report safety hazards, site risks, or unsafe conditions; stop work when necessary
  • Follow all safety protocols, wear required PPE, and participate in job hazard analysis and safety briefings
  • Upload field data, photos, and notes on a regular basis and ensure all required documentation is complete
  • Communicate daily with project managers or field leaders on progress, issues, and site conditions
  • Complete administrative tasks including time tracking, expense reports, and responding to messages
  • Maintain a professional, customer-facing presence while working at client sites
  • Support other technicians and teams to complete project work

MINIMUM QUALIFICATIONS
  • High school diploma or equivalent
  • 2+ years of commercial roofing, construction, or related field experience
  • Ability to use field data collection tools (tablet or mobile devices)
  • Basic proficiency with Microsoft Office

PREFERRED QUALIFICATIONS
  • Experience performing roof inspections or roof repairs on steep slope roofs greater than 4:12 pitch
  • OSHA 10/30 and other safety certifications
  • IIBEC Certification: Registered Roof Observer (RRO)
  • AS/BS in Engineering, Construction Management, or related field
  • Roofing Technology Certificate

WORKING CONDITIONS/PHYSICAL REQUIREMENTS
  • Work schedule involves regular overnight travel for stretches of ~3 weeks at a time.
  • Ability to travel up to 80-90% (via vehicle, airplane, etc.)
  • Heavy physical demands, lifting up to 75 lbs. daily, standing up to 10-12 hours daily
  • Work is typically performed at height on low slope roofs (4:12 pitch) while utilizing proper fall protection and fall prevention equipment.
  • Work may be performed at height on steep slope roofs (greater than 4:12 pitch) while utilizing proper fall protection and fall prevention equipment.
  • Work is typically performed out-of-doors with exposure to all types of weather
  • Work is performed on or in the buildings of customers
  • Work requires safely climbing ladders daily
  • Work is performed in a non-smoking environment
  • Oral and auditory capacity enabling interpersonal communication as well as communication through automated devices such as email and phone
  • Working extended hours may be required as needed
