Job description

Kelso Building Services is hiring an experienced Outside Sales Representative to expand our footprint in the Miami-Dade and South Florida market. We are looking for a driven professional with a strong background in commercial HVAC sales who can actively develop new business and build long-term client relationships in a highly competitive environment.

This is a field-based, new business-focused role. Success requires consistent prospecting, technical credibility, and the ability to navigate complex sales cycles with property managers, facility leaders, and commercial decision-makers.


What You'll DoNew Business Development
  • Proactively generate opportunities through cold outreach, in-person visits, networking, and referral channels
  • Build a self-sustained pipeline across the Miami metro area-this role is not dependent on inbound leads
  • Target commercial properties including office, healthcare, hospitality, multifamily, and industrial facilities
Consultative Selling
  • Perform on-site evaluations to assess system conditions, operational needs, and budget considerations
  • Recommend tailored HVAC service solutions, maintenance programs, and system upgrades
  • Position offerings based on energy efficiency, system longevity, and cost savings
Proposals & Deal Execution
  • Create detailed proposals outlining scope, pricing, timelines, and service value
  • Present solutions clearly and confidently, addressing technical and financial concerns
  • Drive deals to close while maintaining margin discipline
Internal Collaboration
  • Partner with estimating, service, and project teams to ensure accurate scoping and execution
  • Communicate client expectations and job requirements to ensure high-quality delivery
Account Management & Growth
  • Serve as a long-term point of contact to build lasting client relationships
  • Identify opportunities to expand services, including preventative maintenance agreements and capital projects
  • Support contract renewals, upsells, and referrals
Performance Expectations
  • Meet or exceed monthly and quarterly sales targets
  • Maintain accurate pipeline visibility and activity tracking within CRM
  • Consistently demonstrate disciplined prospecting activity

Required Qualifications (Strict)
  • 2+ years of commercial HVAC or mechanical sales experience
  • Proven ability to prospect, develop, and close net-new business
  • Strong working knowledge of commercial HVAC systems, service models, and equipment lifecycle sales
  • Experience selling into facility managers, property managers, or building owners
  • Comfortable working in a fast-paced, competitive market like Miami
  • Proficiency with CRM platforms (Salesforce, HubSpot, or equivalent)
  • Valid driver's license and ability to travel throughout South Florida

Preferred Background
  • Existing relationships within the Miami / South Florida commercial real estate or facilities market
  • Experience selling service contracts, retrofits, or mechanical upgrades
  • Understanding of regional factors such as humidity control, coastal environments, and high-demand cooling systems
  • Bilingual (English/Spanish) is a strong plus
