Job description

The Project Managerย is responsible forย planning, coordinating, and managing commercial waterproofing, faรงade restoration, concrete repair, and building-envelope projects from preconstruction through final closeout.ย 

This position is accountable for project safety, financial performance, scheduling, procurement, documentation, quality, client communication, and overall project execution. The Project Manager works closely with Estimators, Operations Managers, Superintendents, Foremen, field crews, subcontractors, suppliers, consultants, engineers, property managers, and general contractors.ย 

The ideal candidate has experience managing specialty construction projects and understands both vertical and horizontal restoration scopes, including building faรงades, parking garages, balconies, plaza decks, pool decks, traffic coatings, sealants, and waterproofing systems.ย 

Key Responsibilitiesย 

Project Planning and Startupย 

  • Manage commercial waterproofing, faรงade restoration, concrete repair, and building-envelope projects from award through final completion.ย 

  • Review project contracts, proposals, estimates, drawings, specifications, schedules, exclusions, qualifications, andย scopeย requirements.ย 

  • Coordinate the transition of awarded projects fromย estimating toย operations.ย 

  • Develop project execution plans, budgets, schedules, procurement plans, and staffing requirements.ย 

  • Identifyย project risks, access requirements, logistical challenges, long-lead materials, and critical schedule activities.ย 

  • Conduct project kickoff meetings with internal teams and field leadership.ย 

  • Ensure Superintendents, Foremen, and field crews understand the project scope, production expectations, schedule, safety requirements, and quality standards.ย 

  • Coordinate required permits, submittals, product data, samples, mock-ups, warranties, and manufacturer approvals.ย 

  • Confirm that all required contracts, certificates of insurance, purchase orders, subcontracts, and project documentation are in place before work begins.ย 

Project Executionย 

  • Oversee the day-to-day management of multiple active construction projects.ย 

  • Coordinate closely with Superintendents and Foremenย regardingย manpower, production, materials, equipment, access, and jobsite conditions.ย 

  • Maintain project schedules and communicate upcoming activities, milestones, delays, and schedule changes.ย 

  • Ensure field teams have the approved drawings, specifications, materials, tools, equipment, and informationย requiredย to perform the work.ย 

  • Conduct regular jobsite visits to review project progress, safety, quality, productivity, organization, and client expectations.ย 

  • Monitor work performed by field crews, subcontractors, and suppliers.ย 

  • Coordinate projectย logistics, including deliveries, staging, site access, tenant protection, traffic control, lifts, scaffolding, rigging, and suspended access.ย 

  • Identifyย and resolve field issues that may affect safety, schedule, quality, cost, or client satisfaction.ย 

  • Escalate significant project risks and operational concerns to the Operations Manager or General Manager.ย 

  • Ensure projects are completed according to contract documents, manufacturer requirements, industry standards, and company quality expectations.ย 

Financial and Job-Cost Managementย 

  • Maintain responsibility for project budgets, costs, gross margins, billing, collections, and financial forecasting.ย 

  • Review job-cost reports, labor costs, material expenses, subcontractor costs, equipment charges, and committed costs.ย 

  • Update project forecasts and projected final margins accurately and consistently.ย 

  • Identifyย cost overruns, productivity issues, and margin risks and develop corrective action plans.ย 

  • Prepare andย submitย accurate,ย timelyย project billings and supporting documentation.ย 

  • Monitor accounts receivable andย assistย with the collection of outstanding balances.ย 

  • Review and approve purchase orders, subcontractor invoices, supplier invoices, expense reports, and project-related costs.ย 

  • Ensure costs are coded accurately and assigned to the correct project and cost category.ย 

  • Track underbilling, overbilling, retainage, approved change orders, and pending change-order exposure.ย 

  • Participate in monthly work-in-progress and project financial review meetings.ย 

  • Maintain complete financial documentation to support project performance and closeout.ย 

Change Orders and Contract Administrationย 

  • Identifyย scopeย changes, unforeseen conditions, delays, andย additionalย work outside the original contract.ย 

  • Prepare, price,ย submit, negotiate, and track change-order proposals.ย 

  • Ensureย additionalย work is documented and authorized beforeย proceedingย whenever possible.ย 

  • Track time-and-material work, labor hours, equipment usage, materials, and supporting field documentation.ย 

  • Prepare and manage requests for information, submittals, notices, project correspondence, and contractual documentation.ย 

  • Review contract requirements and ensure compliance withย noticeย provisions, schedule obligations, and documentation requirements.ย 

  • Maintainย accurateย records of client decisions, field directives, delays, andย scopeย changes.ย 

  • Coordinate with estimating, operations, and field leadership to developย accurateย change-order pricing.ย 

  • Ensure approved change orders are added to project budgets, schedules, billing, and forecasts.ย 

Safety and Qualityย 

  • Promote and enforce compliance with OSHA regulations, company safety policies, site-specific plans, and client requirements.ย 

  • Partner with field leadership and safety personnel to ensure work isย properly plannedย and executed.ย 

  • Verify that fall protection, scaffolding, rigging, aerial lifts, swing stages, silica controls, and respiratory-protection requirements are addressed.ย 

  • Ensure project teams complete required daily reports, toolbox talks, pre-task plans, and safety documentation.ย 

  • Support incident investigations and ensure corrective actions are implemented.ย 

  • Monitorย installationย quality and compliance with plans, specifications, approved submittals, manufacturer instructions, and company standards.ย 

  • Coordinate mock-ups, testing, inspections, consultant reviews, and manufacturer site visits.ย 

  • Address deficiencies promptly and ensure corrective work is completed.ย 

  • Prevent recurring quality issues through planning, communication, and field training.ย 

Client and Stakeholder Managementย 

  • Serve as the primary point of contact for property owners, property managers, general contractors, consultants, engineers, architects, and other project stakeholders.ย 

  • Establish strong professional relationships andย maintainย consistent communication throughout the project.ย 

  • Attend preconstruction meetings, progress meetings, schedule meetings, safety meetings, and closeout meetings.ย 

  • Provideย accurateย updatesย regardingย project progress, schedule, billing, change orders, field conditions, and upcoming activities.ย 

  • Support repeat business and referrals by delivering high-quality service andย maintainingย client satisfaction.ย 

  • Coordinate with business development and estimating teamsย regardingย additionalย project opportunities.ย 

Project Closeoutย 

  • Develop and manage punch-list, completion, and closeout plans.ย 

  • Coordinate final inspections, testing, repairs, and completion of outstanding work.ย 

  • Ensure punch-list items are completed accurately and on time.ย 

  • Prepare andย submitย warranties, operation andย maintenanceย information, product data, as-built documents, and other closeout materials.ย 

  • Obtain final client acceptance andย requiredย completionย documentation.ย 

  • Coordinate final billing, retainage collection, subcontractor closeout, and supplier releases.ย 

  • Confirm that all costs, change orders, invoices, and financial commitments are properly recorded.ย 

  • Conduct project closeout reviews and document lessons learned.ย 

  • Support warranty requests and post-completion client needs.ย 

Qualificationsย 

  • Strong knowledge of commercial waterproofing, faรงade restoration, concrete repair, building-envelope construction, or related specialty contracting.ย 

  • Ability to manage multiple active commercial construction projects simultaneously.ย 

  • Strong understanding of project management, scheduling, procurement, cost control, documentation, and closeout.ย 

  • Ability to read and interpret construction plans, specifications, details, contracts, proposals, andย scopeย documents.ย 

  • Knowledge of construction means and methods for both vertical and horizontal restoration projects.ย 

  • Strong understanding of job costing, project forecasting, billing, change orders, and gross-margin management.ย 

  • Ability to analyze labor productivity, material usage, subcontractor performance, and project costs.ย 

  • Strong knowledge of OSHA regulations and commercial construction safety practices.ย 

  • Experience coordinating scaffolding, aerial lifts, rigging, swing stages, and suspended-access equipment is preferred.ย 

  • Strong leadership, organization, communication, and problem-solving skills.ย 

  • Ability to manage priorities, deadlines, risks, and changing project conditions.ย

  • Minimum of five years of commercial construction or specialty contracting experience preferred.ย 

  • Minimum of three years of project management experience preferred.ย 

  • Direct experience in waterproofing, concrete repair, faรงade restoration, parking garage rehabilitation, or building-envelope constructionย stronglyย preferred.ย 

  • Experience managing projects in occupied commercial buildings, high-rise properties, multifamily properties, institutional facilities, and parking structures is preferred.ย 

  • OSHA 30 certification preferred.ย 

  • Project Management Professional certification or industry-specific manufacturer training is a plus.ย
