Job description

Position Summary: Primary responsibilities include leasing, marketing, advertising, collections, occupancy, appearance, maintenance, staff and resident relations and expense control for the assigned property(ies).
Essential Functions:
  • Lease apartment homes
  • Manage occupancy, marketing and advertising plans
  • Physically walk and inspect the community and vacant apartments daily
  • Collect all rent monies to meet company delinquency goals
  • Effectively communicate with Management regarding the Community performance
  • Recruit, train and develop staff
  • Prepare and review evening reports to Management
  • Provide hands-on leadership and management to leasing and maintenance team by conducting regular team meetings and effectively communicating expectations and directions to the community team members
  • Monitor community team member performance and provide constructive feedback in addition to regularly scheduled performance reviews
  • Communicate policy and procedure changes with community team members
  • Coordinate with HR Coordinator for implementation of human resources matters
  • Control expenses, create and maintain a positive relationship with vendors; get bids from competitors to ensure fair pricing for work needed
  • Create and ensure a safe work environment
  • Conduct a quarterly market survey and physically shop the competition every two months in order to maximize community occupancy and leased apartment income; increase rental pricing when the market allows with supervisor approval
  • Ensure the office is opened on time and that the office and model apartments are maintained and clean
  • Maintain professional behavior which does not interfere with the individuals work, the work of another team member, or the quality of life for Community residents
  • Professionally resolve resident complaints and concerns both in person and on the telephone
  • Create and maintain a positive Community environment and host resident activities
  • Additional duties as assigned/and or subject to change, by Management

  • Excellent oral and written communication skills
  • Must be self-motivated, independent and able to work with minimal supervision
  • Strong leadership and decision making skills
  • Demonstrate ability to motivate and manage staff performance
  • Possess computer skills including, but not limited to, Microsoft Office software and property management software
