About the role

The Real Estate Manager will help support the initiatives within specific regions and major landlord portfolios for all Gap Inc. brands. The Manager will support the Director of Real Estate in the procurement of new store growth, and the development of a long term profitable real estate strategy within their regions and markets. The position is responsible for supporting the management of the entire real estate pipeline from strategy to execution, mitigating rent & occupancy exposure across the enterprise for all existing and new stores within the region and market. Actively drives strategic initiatives that engages business partners and leaders across the organization to evolve and deliver Gap Inc.’s real estate strategy. This includes but is not limited to Partnering with peers within the enterprise to guide brand real estate strategy, deployment, pipeline and risk management

What you'll do
  • Identifies business needs within Gap Inc. Real Estate and cross functional departments and is able to implement procedural and process changes.
  • Supports the Director of Real estate with the oversight of regions, portfolios and key markets to manage existing real estate assets and execute Gap Inc.'s real estate strategy
  • Management and strategic insights on a multi-year horizon.
  • Partners closely with Finance, Legal, Store Design, Construction and Store Operations; the leaders of these groups supporting all brands and the RE Leadership Team. Builds effective relationships at all levels across all Gap, Inc brands.
  • Partner with the brands to support the development of real estate strategies and priorities in support of broader brand business strategies, growth and financial plans.
  • Supports mutually beneficial partnerships with landlords, external brokers and partners to drive results and influence change
  • Supports the Oversight and management of the entire real estate pipeline process for all lease transactions for specific portfolios & territory within a region.
  • Openly challenges the status quo, gain consensus amongst key stakeholders and implement new ideas to continuously improve departmental processes
  • Leads and acts as RE Field representative on corporate initiatives that transforms and aligns the organization as required.
  • Develop an executable strategy from consolidating multiple perspectives, with strategic options that challenges or requires cooperation from others to drive innovation
  • Supports, recognizes, and encourages team members to strive for high performance.
  • Effectively engages, communicates and works with business partners to seek agreement with multiple stakeholder in order to influence and drive shared positive results across the organization.
  • Build strong partnership with key stakeholder across Gap Inc. (such as Legal, Finance, Store Development, Store Design, etc.)
  • Support the framework and environment with business partners that consist of an action plan that allows the organization to generate and strengthen innovative ideas to gain departmental efficiencies.
  • Develop and implement the real estate strategy for each brand within the enterprise that maximizes sales, profitability, customer acquisition and convenience.
  • Develop enterprise and/or Landlord negotiating strategies.
  • Foster, develop, and maintain key real estate and retail industry relationships including landlords, brokers and retailers.
Who you are
  • Minimum of 3+ years' experience in Retail Real Estate on a national basis
  • market and real estate knowledge with proven track record of negotiating deals Extensive knowledge and experience of Real Estate site acquisition and pipeline process
  • knowledge of lease administration process
  • knowledge and experience with negotiation strategies and techniques
  • Proven track record of supporting a sustainable and profitable real estate strategy
  • Strong industry reputation within the real estate industry with a track record of building relationships with Retail Brokers, Major Developers and Landlords.
  • knowledge of specialty store and "Big Box" retailing in shopping mall, power center, neighborhood and street retailing environments preferred.
  • Demonstrated ability to deliver high quality results.
  • knowledge and understanding of legal and regulatory issues related to Retail Real Estate deals.
  • Successful track record of collaboration with different Business Functions to achieve goals
  • Experience of working successfully in a matrix organization preferred but not required.
  • Bachelor's degree related field / business administration required.
  • Sound understanding of P&L and the drivers of Financial Returns

Hourly Range: $103,400.00 - $150,500.00
Employee pay will vary based on factors such as qualifications, experience, skill level, competencies and work location. We will meet minimum wage or minimum of the pay range (whichever is higher) based on city, county and state requirements.
