Job description

Job Summary:

Performs specialized duties in the Real Estate Department at each stage of commercial lease development and implementation. Works directly with tenants, vendors, contractors, internal departments, and external agencies. Provides support to the Director of Real Estate and supervises the Real Estate Analyst. Executes the scope of job functions using independent judgment and discretion.


Essential Functions:

• Assists Director of Real Estate in resolving critical issues by researching and analyzing information about lease terms, payment transactions and other relevant items as requested

• Prepares, reviews and edits complex commercial real estate documents, correspondence, memoranda, reports and other material

• Develops and maintains tenant, vendor, and property files, which includes independent review of insurance certificates to ensure compliance with CPA policies

• Administers Real Estate Property Management & Facility Programs (NetSuite, Maximo, etc.); oversees and manages tenant accounts in conjunction with Finance Department

• Calculates and implements lease rate adjustments including tenant notifications

• Manages tenant/subtenant database

• Performs periodic regular property inspections for compliance with terms and conditions contained in lease and property agreements; recommends and/or approves alterations, maintenance and reconditioning as necessary. Assigns and monitors status of work assigned to vendors and internal departments.

• Formulates and manages the departmental budget for operating and capital expenses based on operating knowledge of the property/portfolio and performs cost control for all areas of responsibility

• Conducts financial analysis/accounting as appropriate, including accounts receivable/accounts payable, rent rolls, and budgets in accordance with required accounting principles (GASB, Tax, Cash, etc.)

• Works directly with Brevard County in the issuance of Property Tax Receipts, Occupational Licenses and Solid Waste Audit

• Assists in preparation of Commission agenda items for the Real Estate Department

• Perform other related duties as assigned

• During emergency conditions, all CPA employees are automatically considered essential employees and may be subject to recall. These events may include, but are not limited to, natural, man-made, or public health emergencies. Employees may be expected to perform emergency and/or recovery operations outside of their normal assigned responsibilities and routine working hours.



Minimum Qualifications:

• Bachelor’s degree in Business Administration, Real Estate Accounting, or related field

• Minimum of five (5) years of commercial real estate experience required (i.e. commercial leasing, brokerage services and/or property management)

• Minimum of three (3) years supervisory experience

• Must have experience with commercial real estate leases and working with commercial real estate tenants

• Proficient in the use and application of lease/property management software

• Proficient in basic accounting principles and analytics. Ability to calculate intermediate figures such as percentages, pro-rations, discounts, and/or commissions

• Excellent written and verbal communication skills

• Excellent time management skills, organizational skills with the ability to prioritize work and multi-task

• Ability to work under tight deadlines

• Attention to detail and problem-solving skills

• Proficient in Microsoft Office (Word, Excel, Outlook, and PowerPoint)

• Experience working in a corporate environment

Licenses / Certification Required:

• Possess a valid Florida Driver’s License or the ability to obtain one within 30 days

• Able to secure a Transportation Worker Identification Credential (TWIC)


Physical Requirement:

• Tasks involve the ability to exert light physical effort in sedentary to light work

• May involve some lifting, carrying, pushing and/or pulling of objects and materials of light weight (20-30 pounds)
