The Manager, Real Estate is responsible for driving the growth, profitability, and optimization of the HUGO BOSS retail portfolio across the United States and Canada. This role leads real estate transactions, site selection, lease negotiations, portfolio strategy, lease administration oversight, and financial analysis to support both new growth opportunities and the existing store portfolio. Working closely with the VP, Real Estate, the Manager develops data-driven recommendations that support revenue growth, occupancy cost management, and long-term portfolio performance.
What you can expect:
  • Lead lease negotiations, renewals, relocations and new store opportunities across the U.S. and Canada.
  • Identify and evaluate real estate opportunities through financial, demographic, and market analysis.
  • Develop and evaluate financial models and proformas to support real estate decisions.
  • Analyze portfolio performance, including sales, occupancy costs, profitability, and productivity metrics, and recommend strategies to optimize results.
  • Oversee lease administration, ensuring accuracy of lease records, critical dates, rent schedules, options, and portfolio reporting.
  • Maintain and strengthen relationships with landlords, brokers, developers, and key real estate partners.
  • Support annual budgeting, forecasting, portfolio planning, and long-term growth initiatives.
  • Prepare and present board approval packages, transaction summaries, and executive presentations.
  • Partner with Finance, Legal, Store Planning, Construction, Accounting, and Operations to execute real estate projects and ensure compliance with lease obligations.

Your profile:
  • Bachelor's degree in Real Estate, Finance, Business, Economics, or related field.
  • 5+ years of retail or commercial real estate experience.
  • Proven lease negotiation and transaction experience.
  • Strong financial modeling, analytical, and deal evaluation skills.
  • Excellent communication, presentation, and relationship management abilities.
  • Advanced proficiency in Excel and PowerPoint.
  • Experience leveraging AI tools to improve analysis, reporting, and productivity is preferred
  • Travel is required as needed

The expected base salary range for this position is from $100,000 -$119,000. It is not typical for offers to be made at or near the top of the range. Salary offers are based on a wide range of factors including relevant skills, training, experience, education, and, where applicable, certifications obtained. Market and organizational factors are also considered.
