Job Description
The Manager, Facilities Maintenance is responsible for leading 24/7 maintenance execution across a GMP-regulated campus totaling approximately 485,000 sq. ft. across 11 buildings. This role ensures reliable, compliant, and efficient operation of facility systems through effective workforce leadership, maintenance execution, and backlog management.
The position has direct leadership of maintenance supervisors and indirect responsibility for approximately 32 FTEs across three shifts. The role owns maintenance performance, staffing optimization, and OPEX budget management, while partnering closely with Reliability Engineering and Quality to ensure asset performance and regulatory compliance.
This position also holds accountability for execution of quality records related to facilities, including change controls, CAPAs, and minor deviations, ensuring audit-ready operations at all times.
Key Responsibilities:
Maintenance Operations & Execution
  • Lead all maintenance execution activities (preventive, corrective, and emergency) across a 24/7 operation
  • Ensure high reliability and uptime of critical facility and utility systems
  • Serve as escalation point for complex or critical equipment/system failures
  • Drive standardization and consistency of maintenance practices across all shifts

Backlog & Work Management
  • Own and drive reduction of maintenance backlog through prioritization, scheduling discipline, and resource alignment
  • Ensure effective planning and scheduling of work orders to optimize labor utilization
  • Monitor and improve key CMMS performance metrics, including:
    • PM compliance
    • Schedule adherence
    • Backlog levels
    • Work order closure rates

Workforce Leadership & Staffing
  • Directly manage 4 maintenance supervisors and indirectly lead ~32 maintenance personnel across three shifts
  • Establish clear performance expectations and accountability at all levels of the organization
  • Evaluate staffing models and labor utilization to support 24/7 operations
  • Partner with HR to support recruiting, onboarding, and retention strategies
  • Drive a culture of safety, accountability, and continuous improvement

GMP Compliance & Quality Systems
  • Ensure all maintenance activities are executed in compliance with GMP requirements and site procedures
  • Own execution of facilities-related quality records, including:
    • Change Controls
    • CAPAs
    • Minor Deviations
  • Ensure timely initiation, investigation, and closure of quality events
  • Partner with Quality Assurance to maintain audit readiness and inspection compliance
  • Maintain data integrity across CMMS and quality systems

Financial Management (OPEX)
  • Develop and manage the facilities maintenance operating budget
  • Control labor, materials, and contractor spend
  • Identify and implement cost-saving and efficiency improvement opportunities

Cross-Functional Collaboration
  • Partner with Reliability Engineering to implement optimized maintenance strategies and improve asset performance
  • Collaborate with Manufacturing, Quality, and Engineering to align maintenance activities with production and compliance requirements
  • Coordinate contractor activities to ensure safe and compliant execution of work

Performance Management & Continuous Improvement
  • Establish and monitor maintenance KPIs to drive performance and accountability
  • Identify and implement process improvements to increase efficiency and reduce downtime
  • Support site initiatives related to productivity, safety, and operational excellence

Minimum Requirements/Qualifications:
  • Bachelor's degree in Engineering or a related technical field (or equivalent experience) prferred. High School Diploma or equivalent required.
  • Minimum of 8+ years of maintenance experience in an industrial or GMP-regulated environment
  • Minimum of 3+ years of leadership experience managing supervisors and/or technical teams
  • Demonstrated experience managing maintenance operations in a 24/7 environment
  • Hands-on experience with CMMS systems (e.g., SAP or equivalent)

Required Skills & Experience
  • Strong knowledge of maintenance execution, planning, and scheduling processes
  • Experience managing maintenance backlog and workforce productivity
  • Working knowledge of industrial systems (mechanical, electrical, utilities)
  • Experience with GMP compliance requirements and regulated environments
  • Hands-on experience with quality systems, including:
    • Change control
    • CAPA
    • Deviation management
  • Strong leadership, communication, and problem-solving skills
  • Ability to lead in a fast-paced, multi-shift operational environment

Preferred Qualifications
  • Experience supporting regulatory inspections (FDA or equivalent)
  • Experience in pharmaceutical, biotech, or other regulated manufacturing environments
