Job description

Maintenance duties will be divided into daily, weekly, monthly and quarterly categories.
Daily:
  • Walk grounds picking up trash and litter, making sure all traffic areas are free of any hazards.
  • Check dumpster areas for overflowing trash, clean and sweep areas.
  • Check common areas for trash and empty any trash containers on site.
  • Public restrooms should be checked and any toiletry supplies refilled
  • Check laundry rooms
  • Check for any new work orders in the maintenance box or with the site management.

Weekly:
  • Clean dumpster area.
  • Clean common areas, hallways, restrooms, laundry room.
  • Blow off or sweep parking lots
  • Make sure all weeds are pulled and sprayed with weed killer.
  • Check all landscaping to see if trimming is needed.
  • Check all vacant units, do necessary steps to get rent ready.
  • Check site lighting after dark to make sure everything is working properly.
  • Complete work orders.

Monthly:
  • Deep clean laundry room.
  • Wash common area windows as needed.
  • Clean out all light fixtures of bugs and debris.
  • Clean and organize maintenance areas.
  • Change filters on any common area HVAC units.
  • Check any common area smoke alarms.

Quarterly:
  • Assist site manager with quarterly inspections of units, replace all furnace filters.
  • Check gutters and downspouts for debris. If you have a 2 story (or higher) building, hire out.

Note: Should a need arise to have an independent contractor perform a maintenance repair, the maintenance person shall inform the Property Manager before the repair is done.
