Job description

Description

BLOX is revolutionizing the construction industry by integrating advanced manufacturing principles with innovative technology to deliver high-quality, modular building solutions. We are driven by a mission to rethink how buildings are designed, fabricated, and delivered, ensuring efficiency, scalability, and sustainability.

BLOX is seeking a driven, results-focused DMC Project Manager to lead end-to-end project execution within our Design Manufacture Construct (DMC) delivery model. This role requires a strategic thinker, proactive leader, and collaborative problem-solver who can manage complex projects while aligning cross-functional teams to deliver high-quality modular building solutions. The DMC PM owns the full information architecture for assigned projects - schedules, finances, procurement, stakeholder communication - and blends office-based program leadership with selective onsite leadership during critical milestones.

Program Management is the central nervous system of BLOX. Every critical signal - contract changes, cost impacts, schedule shifts, scope creep - passes through the DMC PM. This role is accountable not just for executing the work, but for processing those signals accurately and communicating them to the right people at the right time.

Responsibilities:

Program Management

Own end-to-end DMC project delivery for assigned projects - design, manufacturing, construction, and closeout.

Develop, maintain, and continuously improve all program tools and processes for assigned projects: schedules, buyout logs, change order logs, financial forecasts, and stakeholder communication.

Lead execution of vendor and subcontractor contracts; Owner Invoices and change order management; JCR forecasting and financial reporting; FKOP transfer; module custody transfer; Program Buyout (MFG, FKOP/DTS, Subcontractors); and QFL execution and corrective action closure.

Manage project financials: forecasting, cost control, change management, and reporting. Present project performance at Executive Review.

Coordinate cross-functionally across Design, Manufacturing, Construction, Supply Chain, Regulatory, Warranty, and Program Accounting.

Represent assigned projects in enterprise forums: weekly POSR, QFL, and Executive Review.

Identify cost, schedule, and scope risks; escalate appropriately; drive proactive resolution.

Lead structured project launches with clear schedules, milestones, and deliverables.

Mentor and develop APM Is and APM IIs; contribute to the professional growth of the Program Management Group.

Capture and communicate lessons learned to support continuous improvement of BLOX's program management systems.

Support estimating efforts with a data-driven analytical approach; develop accurate cost models, estimates, and project assumptions.

Field Management

Serve as the primary onsite point of contact during critical construction milestones: module set, custody transfer, permanent power energization, RTU startup, inspection readiness, and turnover.

Act as the primary client-facing communicator: manage relationships, client reporting, and client expectations onsite.

Coordinate with Authorities Having Jurisdiction (AHJ), Engineer of Record (EOR), and design partners.

Oversee subcontractor and vendor performance onsite: scope, execution, quality, schedule, and safety.

Negotiate, review, and execute subcontracts and Owner Change Orders.

Coordinate client walkthroughs, OAC meetings, and milestone acceptance onsite.

Drive quality and safety leadership onsite; set the performance standard for project teams.

Requirements:

Bachelor's degree in Architecture, Engineering, Construction Management, Data Analytics, or related field.

4-8 years of relevant experience, including proven experience as a Project Manager delivering complex projects in construction or manufacturing.

Excellent analytical, problem-solving, and communication skills; ability to synthesize complex information for executive and client audiences.

Demonstrated accountability for end-to-end project delivery in a design-build, modular, or integrated delivery environment.

Advanced proficiency in Microsoft Excel (complex modeling, Power Query, pivot tables, and dashboards).

Advanced proficiency in scheduling, with demonstrated experience across multiple scheduling platforms (MS Project, Primavera P6, and Smartsheet).

Proficiency in the Microsoft Office suite (Word, Outlook, PowerPoint) and Bluebeam.

Proven ability to lead cross-functional teams across design, manufacturing, and construction disciplines.

Ability to interpret technical drawings and manage complex schedules.

Experience with client interaction, reporting, and expectation management.

Ability to thrive in a high-growth, innovative organization.

Ability to travel up to 5 days per month depending on project phase and assignment.

Preferred

Demonstrated experience in estimating, cost analysis, or data analytics within construction, manufacturing, or related industries.

Advanced proficiency in data analysis tools.

Experience with CAD, Revit, or SolidWorks models.

Strong understanding of cost modeling and financial analysis.

Experience with Python, SQL, or data modeling tools.

Knowledge of AI/ML, statistical modeling, or data engineering concepts.

Experience with modular construction or design-build environments.

Proficiency in using AI tools such as Claude.ai, Claude Code, Lovable, or Replit, with demonstrated application to project delivery workflows.

Proficiency in data visualization and BI tools (Power BI, Tableau, Smartsheet dashboards).

Experience with Microsoft Dynamics Business Central or a comparable ERP platform.

Relevant professional certification (PMP, ASHE CHC, LEED AP, or similar).
