Job description

We are seeking a reliable and skilled Maintenance Technician to join our team at a multifamily apartment community in Clarksville, TN. The Maintenance Technician is responsible for maintaining the overall condition of the property, completing service requests, and ensuring that apartments and common areas remain safe, functional, and well maintained.
The ideal candidate has experience in apartment maintenance or general building maintenance and takes pride in providing excellent service to residents.
Key Responsibilities:
Respond to Service Requests:
  • Complete maintenance work orders in a timely and professional manner.
  • Diagnose and repair issues related to plumbing, electrical, HVAC, and appliances.
  • Communicate effectively with residents during service visits.

Apartment Turnovers (Make-Ready):
  • Prepare vacant units for new residents.
  • Perform repairs, painting, and minor renovations.
  • Inspect apartments to ensure readiness for move-in.

Preventative Maintenance:
  • Conduct routine inspections of building systems.
  • Perform preventative maintenance on HVAC systems and equipment.
  • Replace filters, test smoke detectors, and maintain mechanical systems.

Property & Grounds Maintenance:
  • Maintain common areas, hallways, stairways, and amenities.
  • Assist with light landscaping and trash removal.
  • Ensure the property maintains a clean and professional appearance.

Safety & Compliance:
  • Follow all safety procedures and company policies.
  • Maintain tools and equipment properly.
  • Assist with emergency maintenance situations as needed.

Qualifications:
  • Previous experience in apartment maintenance, facilities maintenance, or related field preferred.
  • Basic knowledge of plumbing, electrical, HVAC, and carpentry.
  • Strong troubleshooting and problem-solving skills.
  • Good communication and customer service abilities.
  • Ability to lift 50+ pounds and work in indoor and outdoor environments.
  • Valid driver’s license preferred.

Preferred Certifications:
  • EPA HVAC Certification (Section 608).
  • Certified Pool Operator (CPO) if applicable.
  • Prior multifamily housing experience.

Work Schedule:
