Description:

SUMMARY OF JOB FUNCTION:

Responsible and accountable for providing maintenance, cleaning, and painting at the properties, providing customer service, and presenting the company in a professional manner at all times.


MAINTENANCE/CLEANING/PAINTING:

  • Oversee and manage the maintenance, cleaning, and painting components of the property.
  • Achieve targeted resident satisfaction through customer service to attain greater resident retention.


ESSENTIAL DUTIES AND RESPONSIBILITIES: Included, but not limited to, the following job specifications contained herein.

  • Monitor expenses and ensure that they are below budget.
  • Perform an inspection of community grounds each morning.
  • Perform turn (maintenance, cleaning, painting) of all vacant units.
  • Complete all maintenance requests in a timely manner.
  • Complete preventative maintenance activities.
  • Maintain landscaping, bushes, trees, and lawn.
  • Perform snow removal of community sidewalks.
  • Maintain a log of weather and snow removal efforts.
  • Maintain records of maintenance performed in all units and at the site.
  • Maintain all company tools, equipment, and replacement parts in working condition.
  • Provide and maintain your own set of personal tools.
  • Sweep, clean, and maintain all common areas of the community.
  • Supervise contractors working at the site.
  • Maintain resident and specific apartment preventative maintenance records.
  • Provide service and maintenance for all common amenities.
  • Conduct semi-annual unit inspections.
  • Handle all after-hour emergencies (on-call). (i.e.- no heat or ac calls, busted pipes, no hot water, ect.)
  • Other duties as assigned.

QUALIFICATIONS:

CERTIFICATES, LICENSES, REGISTRATIONS:

Must have a valid driver’s license and proof of automobile insurance coverage.


DRIVING/TRAVELING REQUIREMENTS:

Occasional need (1% to 33% of the time) to utilize personal transportation to inspect property and make trips to local supply stores.


REASONING ABILITY:

Ability to solve problems with no direction. Ability to interpret complex instructions furnished in written, oral or schedule form.

Rarely must work in wet or humid conditions, near moving mechanical parts, high/precarious places, around fumes/airborne particles/toxic or caustic chemicals and near risk of electrical shock.
