Job description

We are currently seeking a hands-on, detail- and team-oriented Maintenance Technician with a just-do-it attitude!

Our new Maintenance Technician will perform all routine and preventative maintenance to maintain the physical and operational integrity of the apartment community, including the interior of units. This involves ensuring a safe, secure and comfortable living environment for residents, visitors and staff. Additionally, the Maintenance Technician is responsible for the upkeep, inventory, logs/records and repair of grounds, apartments and buildings of the property ensuring they are maintained in an efficient manner under the direction of the Property Manager.

The success of the company is dependent upon the satisfaction of our residents. Our devoted staff maintains direct involvement in managing each of our properties and tending to their needs.

Job Duties & Responsibilities of a Maintenance Technician:

  • Execute and maintain the daily repair and upkeep of the community to ensure aesthetics in a crisp and professional manner
  • Physically walk the property daily to remove litter, debris and pet droppings from the grounds.
  • Perform trash-out duties of vacant units as needed to include removal of all abandoned furniture, garbage, boxes, food and other debris.
  • Prepare vacant units for occupancy within established deadlines.
  • Dispose of any trash or other debris that has been left outside of the dumpster, compactor or bulk item area.
  • Sweep and clean the area daily. Use a disinfectant and water to clean the area weekly or as needed to maintain a clean and neat appearance.
  • Clean the pool deck and restrooms daily.
  • Assist in team effort of maintaining curb appeal and general cleanliness of buildings and grounds by detailing the property on a regular basis to include raking around buildings, using blower to clean and keep sidewalks and breezeways free of debris etc.
  • Performs interior or exterior painting duties as needed and as requested by Property Manager.
  • Participate in on-going property preventative maintenance plan by performing routine maintenance and following direction from Property Manager.
  • Complete the monthly unit-by-unit AC filter change, and interior preventative maintenance inspection and following a schedule set by Property Manager.
  • Manage service requests and response times, ensuring completion within established deadlines while warranting responsive, efficient and courteous customer service
  • Maintain a safe work environment always and report any safety concerns/issues and/or extraordinary or unusual circumstances to the Property Manager.
  • Conduct all business in accordance with company policies and procedures, state and federal laws including but not limited to OSHA, Fair Housing Laws and ADA.
  • Ensure the proper care, maintenance and inventory of all tools.
  • Maintain a thorough knowledge of and adherence to company policies and procedures.
  • Removes and transfers heavy appliances and equipment from storage area to apartment (or visa-versa) as circumstances warrant; assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
  • Be knowledgeable of inventory levels of spare parts and supplies and inform management of shortages
  • Will be required to assist with other nearby property maintenance if needed.
  • All other job duties as required.
