Job Overview:
The Maintenance Manager is responsible for the overall maintenance, appearance, safety, and operational functionality of the clubhouse, Bluewater Lounge and Bistro restaurant, golf pro shop and snack bar facilities, recreational amenities, and surrounding common areas within the community. This position oversees day-to-day facility operations, supervises maintenance and janitorial staff, coordinates repairs and preventative maintenance programs, and ensures compliance with applicable California safety regulations and standards.
The ideal candidate will possess hands-on experience in building maintenance, including electrical, plumbing, refrigeration systems, structural repairs, restaurant equipment maintenance, pool and court maintenance, landscaping oversight, janitorial operations, and facility safety compliance.ย 
Compensation: ย $72,000 - $78,000
FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.ย

Your Responsibilities:ย 
Facility & Building Maintenance
  • Perform and oversee routine maintenance and repairs for clubhouse facilities, restaurant facilities, golf pro shop, snack bar buildings, and common areas.
  • Conduct electrical troubleshooting and repairs, including lighting, outlets, switches, breakers, and fixture replacements in accordance with California safety standards.
  • Perform plumbing maintenance and repairs, including faucets, toilets, irrigation systems, drains, sinks, grease traps, and water systems.
  • Conduct structural and carpentry repairs including drywall, painting, fencing, doors, cabinetry, hardware, flooring, and general building upkeep.
  • Monitor HVAC, mechanical systems, boilers, pumps, and other building infrastructure to ensure proper operation.
  • Coordinate and supervise outside vendors and contractors when specialized repairs or services are required.
Bluewater Lounge & Bistro / Food Service Equipment Maintenance
  • Maintain and monitor restaurant, kitchen, snack bar, and food service equipment to ensure safe and efficient operation.
  • Perform preventative maintenance and minor repairs on commercial kitchen equipment, refrigeration systems, coolers, freezers, ice machines, dishwashing equipment, and food preparation equipment.
  • Troubleshoot refrigeration equipment issues and coordinate licensed refrigeration/HVAC contractors for major repairs when necessary.
  • Monitor kitchen exhaust systems, hood systems, grease management systems, and related equipment.
  • Assist with maintaining compliance with Sonoma County Environmental Health and applicable California food service safety requirements.
  • Maintain maintenance logs and service schedules for all restaurant, snack bar, and kitchen equipment.ย 
Pool, Court & Recreational Facility Maintenance
  • Oversee maintenance and cleanliness of swimming pool facilities in compliance with California public health and safety regulations.
  • Monitor pool equipment, water chemistry, filtration systems, pumps, and coordinate certified pool service as needed.
  • Maintain tennis, pickleball, bocce, basketball, and other recreational courts and amenities.
  • Inspect recreational areas regularly for safety hazards, damage, or maintenance needs.
Grounds & Landscape Oversight
  • Maintain the appearance and cleanliness of all common areas surrounding the clubhouse and recreational facilities.
  • Supervise landscape maintenance activities including irrigation monitoring, trimming, planting, weed control, and seasonal upkeep.
  • Coordinate with landscape vendors and ensure landscaping standards are maintained throughout the property.
Janitorial & Housekeeping Oversight
  • Oversee janitorial operations and cleanliness standards for the clubhouse, restaurant facilities, pro shop, snack bar, restrooms, and common areas.
  • Ensure all facilities are maintained in a clean, sanitary, and presentable condition.
  • Monitor janitorial supply inventory and coordinate ordering of cleaning supplies and materials.
  • Conduct regular inspections to ensure cleanliness and sanitation standards are consistently maintained.
Staff Supervision
  • Supervise and coordinate the daily work activities of two maintenance/janitorial staff members.
  • Assign tasks, monitor work quality, and ensure completion of scheduled maintenance and janitorial responsibilities.
  • Provide training, guidance, and support to maintenance and janitorial personnel.
  • Promote a safe, professional, and team-oriented work environment.
Safety & Compliance
  • Maintain and monitor facility safety standards and compliance with applicable California OSHA (Cal/OSHA), fire safety, building, pool, restaurant, and health regulations.
  • Conduct regular safety inspections and identify potential hazards or compliance concerns.
  • Ensure proper storage and handling of maintenance equipment, chemicals, refrigerants, cleaning products, and tools.
  • Maintain Safety Data Sheets (SDS) and ensure compliance with chemical handling procedures.
  • Assist with emergency response procedures and facility preparedness planning.
Preventative Maintenance & Recordkeeping
  • Develop and implement preventative maintenance schedules for facilities, restaurant equipment, refrigeration systems, and common areas.
  • Maintain maintenance logs, inspection records, vendor documentation, janitorial schedules, and repair records.
  • Track inventory and order maintenance supplies, janitorial products, parts, and equipment as needed.
  • Assist with budget planning related to maintenance operations and facility improvements.
Skills & Qualifications:
  • Minimum 3โ€“5 years of facilities maintenance or property maintenance experience.
  • Experience with electrical, plumbing, carpentry, refrigeration systems, and structural repairs.
  • Experience maintaining commercial kitchen, snack bar, and restaurant equipment.
  • Experience with refrigeration maintenance and troubleshooting for coolers, freezers, and ice machines.
  • Experience maintaining pools, recreational courts, and common area facilities.
  • Experience overseeing janitorial operations and cleanliness standards.
  • Prior experience supervising maintenance or janitorial staff preferred.
  • Knowledge of landscape and irrigation systems.
  • Strong understanding of workplace safety procedures and compliance standards.
  • Ability to operate maintenance equipment, tools, and vehicles safely.
  • Strong organizational, communication, and problem-solving skills.
  • Ability to work independently and prioritize multiple projects.
Education & Experience: ย 
  • Knowledge of California workplace safety regulations, including Cal/OSHA standards.ย 
  • Familiarity with California pool safety, food service, and health compliance requirements preferred.ย 
  • Valid California Driverโ€™s License with acceptable driving record.ย 
  • Ability to pass background screening if required.ย 
  • Ability to safely lift up to 50 pounds and perform physical labor in outdoor conditions.ย 
Preferred Certificationsย 
  • Certified Pool Operator (CPO) certification preferred.ย
