We are currently seeking a Full-Time Assistant Supervisor Of Maintenance to join our growing team.

Position Summary

Under the supervision of the Maintenance Supervisor, the Assistant Maintenance Supervisor supports the oversight of maintenance operations across Agency properties while actively participating in maintenance, repair, preventative maintenance, and groundskeeping activities. This position serves as a working lead, providing day-to-day guidance to Maintenance Technicians, coordinating work assignments, ensuring completion of maintenance projects, and assisting with the overall upkeep, safety, and compliance of Agency facilities. The Assistant Maintenance Supervisor performs hands-on maintenance work while helping monitor work orders, project timelines, and team performance.

Essential Functions

  • Assist in planning, coordinating, and performing repairs and preventative maintenance at all Agency properties, including carpentry, plumbing, electrical, painting, drywall, flooring, and general building maintenance.
  • Serve as a working lead for Maintenance Technicians by working with and assigning tasks, monitoring progress, and ensuring quality standards are met.
  • Perform and document work order requests, including troubleshooting and repairing mechanical, plumbing, electrical, and structural issues.
  • Assist the Maintenance Supervisor with scheduling, prioritizing, and tracking maintenance projects and work orders.
  • Conduct regular inspections of Agency properties to identify maintenance needs, safety concerns, and facility improvement opportunities.
  • Ensure buildings, grounds, and equipment are maintained in accordance with Agency standards, health and safety regulations, and applicable codes.
  • Participate in emergency response activities and rotating on-call coverage for after-hours and weekend maintenance emergencies.
  • Assist with seasonal property maintenance, including snow removal, landscaping, mowing, trimming, and grounds upkeep.
  • Promote a safe working environment and ensure adherence to OSHA standards and Agency safety procedures.

Duties and Responsibilities

  • Complete general maintenance tasks including repairs, construction, remodeling, painting, sheetrock work, woodworking, window repair, and minor electrical and plumbing work.
  • Assist in supervising daily activities of maintenance staff and provide guidance, training, and support as needed.
  • Able to plan and coordinate staff and materials for tasks and projects as needed.
  • Monitor the quality and timeliness of maintenance work and report progress to the Maintenance Supervisor.
  • Assist in conducting inspections of completed work and properties to ensure compliance with Agency expectations.
  • Coordinate the procurement and use of materials, equipment, and supplies in accordance with Agency procedures.
  • Maintain accurate records of labor, materials, work orders, inspections, and maintenance activities.
  • Operate maintenance and groundskeeping equipment, including hand and power tools, lawn equipment, snow blowers, and other machinery.
  • Assist with vendor coordination and support contractors performing work at Agency facilities.
  • Help maintain security and safety throughout Agency properties for residents, tenants, employees, visitors, and vendors.
  • Respond appropriately to emergency maintenance situations and facility-related incidents.
  • Participate in hiring processes, training initiatives, and performance development efforts as requested by the Maintenance Supervisor.
  • Attend staff meetings, supervisory conferences, and training sessions as required.

Qualifications

  • High School Diploma or GED required; Associate degree in a related field preferred.
  • Minimum of four (4) years of experience in building maintenance, construction, facility operations, or a related field required.
  • Prior leadership, lead-worker, or supervisory experience preferred.
  • Valid NYS driver's license and reliable transportation required, with the ability to travel throughout the Agency's service area.
  • Strong mechanical aptitude and working knowledge of electrical, plumbing, HVAC, carpentry, and general building systems.
  • Familiarity with OSHA regulations, workplace safety practices, and applicable building codes.
  • Proficiency with Microsoft Office and computer-based maintenance tracking systems.
  • Ability to work independently, prioritize multiple assignments, and manage competing deadlines in a fast-paced environment.

Required Skills and Abilities  

Strong communication, presentation and analytical skills required.  Must be a hands-on manager and be able to successfully handle multiple demands under tight deadlines.  Regularly required to sit, stand, walk, bend, climb ladders and lift objects of up to 50 lbs as required.

Must possess a strong knowledge of plumbing, electrical, HVAC, building structure and basic carpentry. Computer literate. Strong organizational and interpersonal skills. Effective oral and written communication skills. Ability to work independently and supervise others. Demonstrate initiative, sound judgment industry and an understanding of compliance requirements.

Starting Rate: $29.00 Per Hour
