Commercial Maintenance Technician
Position Summary
The Commercial Maintenance Technician is responsible for the day-to-day maintenance, repair, and general upkeep of a portfolio of commercial properties, including office, retail, industrial, and mixed-use assets. This position performs preventative maintenance, responds to tenant service requests, completes building repairs, and assists with maintaining building systems to ensure safe, clean, and efficient operations. The Commercial Maintenance Technician works closely with the Building Engineer, Property Managers, vendors, and tenants to provide exceptional service and preserve the value of company-managed assets
Essential Duties and Responsibilities
Building Maintenance & Repairs
  • Perform routine maintenance and repairs at assigned commercial properties.
  • Troubleshoot, diagnose, and repair building systems and equipment.
  • Complete preventative maintenance tasks according to established schedules.
  • Perform repairs including:
    • Plumbing fixtures and piping
    • Electrical fixtures and minor electrical repairs
    • HVAC preventative maintenance and minor repairs
    • Doors, locks, and hardware
    • Drywall, painting, and carpentry
    • Ceiling tiles and flooring
    • Windows and glazing
    • Roofing repairs (minor)
    • Concrete, sidewalks, and parking lot maintenance
  • Maintain common areas, mechanical rooms, storage areas, and exterior building appearance.
  • Replace lighting, filters, belts, batteries, and other routine maintenance items

Tenant Service
  • Respond promptly to tenant maintenance requests and work orders.
  • Communicate professionally with tenants regarding repairs and project status.
  • Coordinate access to tenant spaces while minimizing disruption to business operations.
  • Deliver excellent customer service while maintaining professionalism and safety

Preventative Maintenance
  • Perform scheduled inspections of building systems and equipment.
  • Maintain preventative maintenance logs and documentation.
  • Identify potential maintenance issues before they become major repairs.
  • Report deferred maintenance and capital improvement needs to the Building Engineer or Property Manager

Building Systems
Assist with the operation and maintenance of:
  • HVAC systems
  • Plumbing systems
  • Electrical systems
  • Fire and life safety systems
  • Building automation systems (BAS)
  • Elevators
  • Irrigation systems
  • Access control and security systems
  • Generators (where applicable)

Report any abnormal system conditions immediately
Property Inspections
  • Conduct routine inspections of commercial properties.
  • Identify safety hazards, maintenance deficiencies, and building concerns.
  • Assist with correcting deficiencies in a timely manner.
  • Ensure properties maintain a professional appearance

Vendor Coordination
  • Assist contractors and vendors performing work on-site.
  • Verify work areas are prepared for scheduled projects.
  • Monitor vendor work and report concerns to the Building Engineer or Property Manager.
  • Maintain positive working relationships with vendors and contractors

Safety & Compliance
  • Follow OSHA regulations and all company safety policies.
  • Wear required personal protective equipment (PPE).
  • Maintain clean, organized, and safe work areas.
  • Assist with emergency building response as needed.
  • Participate in safety meetings and required training.
Qualifications
Education & Experience
  • High School Diploma or GED required.
  • Minimum three (3) years of commercial building maintenance, facilities maintenance, or related experience preferred.
  • Experience working with commercial building systems preferred

Knowledge & Skills
Working knowledge of:
  • HVAC systems
  • Plumbing systems
  • Electrical systems
  • Commercial building maintenance
  • General carpentry
  • Drywall repair and painting
  • Preventative maintenance practices
  • Basic mechanical troubleshooting

  • Basic understanding of commercial building codes and fire/life safety systems.
  • Ability to maintain accurate maintenance records and complete work order documentation.
