Job description

Job Opportunity: Maintenance Engineer Location: Santa Ana, CA (Industrial Flex and Storage Units) Hours: Tuesday โ€“ Saturday, 8:30am-5:00pm Dornin Realty Advisors is seeking a hands-on Onsite Maintenance Engineer / Property Support Manager to oversee daily operations at two commercial properties located 1.5 miles apart in Santa Ana, CA. These assets include a large multi-building small-bay industrial project and a secondary site featuring both small-bay industrial and self-storage units. This role's emphasis is on general maintenance, minor repairs, and direct tenant support, ensuring an exceptional tenant experience and on-site management responsibilities reporting direct to corporate.

Key Responsibilities: Tenant Relations, Leasing & Onsite Support Assist with unit tours for prospective industrial tenants. Assist with the repairs and maintenance of units and the property, unit move-ins, unit move-outs, general tenant onboarding, and daily work orders. Provide responsive, friendly support to current tenants, including help with minor unit-related issues (e.g., stuck doors, lighting concerns, basic troubleshooting).

Maintain a service-oriented presence on-site to enhance tenant satisfaction. Maintenance, Repairs & Work Orders Perform tenant work orders: Changing light bulbs and ballasts. Minor drywall patching and paint touch-ups.

Basic plumbing fixes (e.g., unclogging drains, tightening fittings). Minor electrical troubleshooting within allowable scope. Adjusting doors, locks, sweeps, and hardware.

Conduct routine property inspections, identifying maintenance needs proactively and complete repairs and maintence in a timely manner Assist with the bidding process and meeting with sub-contractors for larger CAPEX projects and Tenant Improvements. Oversee and complete service requests in a timely, professional manner. Travel between both sites daily to ensure upkeep, cleanliness, and operational readiness.

Vendor & Contractor Coordination Manage on-site service vendors (landscaping, janitorial, HVAC, pest control, etc.). Coordinate maintenance tasks that require third-party specialists. Administer vendor contracts and assist with bidding and negotiation.

Ensure all work meets quality, safety, and cost expectations. Site Oversight, Safety & Operations Maintain situational awareness throu gh regular property walks. Serve as the primary on-site point of contact for emergencies; engage authorities when necessary.

Ensure compliance with safety standards and property rules. Support operational processes including key management, storage unit access, and lock checks. Perform and log daily property report in Company Cam and/or Maintenance software.

Qualifications: Hands-on maintenance or facilities experience is required. Comfortable performing repairs and maintenance independently. Strong communication and people skills.

Ability to manage multiple tasks across two nearby sites. Highly organized with strong attention to detail. Experience with Yardi (or similar) property management or Company Cam software is a plus.

Ability to work the required schedule: Tuesday โ€“ Saturday, 8:30amโ€“5:00pm. Must have reliable transportation. Additional Requirements: All candidates must pass a background check, drug testing, and previous employment verification.
