Job description

This role is responsible for managing a portfolio of more than $50 million in luxury residential projects, with a focus on budgeting, contracting, procurement, selections, scheduling and project documentation.


KEY RESPONSIBILITIES:


Project and Financial Management

  • Manage multiple luxury residential projects with a combined portfolio value exceeding $50 million.
  • Develop preliminary budgets and final contract budgets.
  • Maintain accurate cost reports and provide weekly financial projections to the project team.
  • Track project timelines and implement processes to improve scheduling and overall project delivery.

Contracts and Procurement

  • Draft and negotiate contracts with subcontractors, vendors and consultants, ensuring company contract terms are incorporated and favorable terms are secured.
  • Prepare material takeoffs and purchase orders to acquire project materials.
  • Monitor industry pricing, inflation, material availability and delivery timelines to maximize savings and minimize potential losses.
  • Ensure all required materials and specifications are available to the construction team when needed to prevent logistical delays.
  • Train and support staff in the timely and accurate procurement of project materials.

Project Coordination and Documentation

  • Enter and maintain project specifications, selections and schedules within the project management platform.
  • Coordinate project information with clients, architects, interior designers and internal teams.
  • Oversee the selections process and obtain estimates required for change orders.
  • Prepare subcontractor punch lists that clearly communicate outstanding items required before payment.
  • Assist with obtaining city and county permits and homeowners association approvals.

Design Support

  • Read, interpret and coordinate detailed architectural drawings, interior design plans and project specifications.
  • Provide architectural and interior design support as required by each project’s scope.
  • Apply AutoCAD knowledge and architectural expertise to support projects as needed.
  • Perform other duties as assigned.

REQUIREMENTS:

  • Demonstrated ability to manage multiple luxury residential projects with a combined portfolio value exceeding $50 million.
  • Strong experience preparing preliminary budgets, contract budgets, cost reports and financial projections.
  • Proven experience drafting and negotiating contracts with subcontractors, vendors and consultants.
  • Extensive knowledge of luxury residential materials, specifications, selections, procurement and construction methods.
  • Experience preparing takeoffs, purchase orders, change-order estimates and subcontractor punch lists.
  • Ability to read, interpret and coordinate detailed architectural drawings, interior design plans and project specifications.
  • Experience collaborating directly with luxury homeowners, architects, interior designers, consultants, subcontractors and internal teams.
  • Strong understanding of material pricing, lead times, inflationary trends and procurement strategy.
  • Experience assisting with city and county permits and homeowners association approvals.
  • Proficiency with construction project management software.
  • Working knowledge of AutoCAD and a strong architectural background.
  • Strong negotiation, financial management, organizational and problem-solving skills.
  • Ability to manage competing priorities, anticipate logistical challenges and maintain accurate project documentation.
  • High attention to detail and a commitment to quality, professionalism and timely project delivery.

Preferred Qualifications:

  • Degree in Architecture, Construction Management, Construction Science, Interior Design or a related field.
  • Experience training or supervising procurement and project-support staff.
  • Established knowledge of local luxury residential subcontractors, vendors, permitting requirements and construction practices.
