Job description

Position Summary:

Supports and manages property operations and projects for a portfolio of neighborhood and community shopping centers, including janitorial services, landscaping, HVAC maintenance, lighting and electrical systems, roof and parking lot maintenance, general building repairs, and other directed projects.

Key Responsibilities:
  • Conduct rigorous, daily on-site walkthroughs. The operations manager is the final eye on every detail, ensuring the portfolio maintains an elite level of cleanliness, safety, and aesthetic perfection.
  • Guarantee the peak performance of all fire/life safety and vertical transportation systems. Proactively identify and remediate deficiencies in pavers, concrete, and stucco to preserve the asset's premium curb appeal.
  • Own the Water Quality Management Plan (WQMP) and environmental compliance. Ensure all drainage, runoff, and hazardous materials protocols strictly exceed regulatory and company standards.
  • Exercise oversight over Common Area Maintenance (CAM) and Capital Expenditures. Lead the RFP/SOW process for all vendors, provide expert input for annual budgets, and manage monthly forecasts to align with ownership's financial objectives.
  • Direct all third-party service providers and technicians. This role is responsible for holding vendors accountable to high-performance standards and ensuring delivery of elite-level service.
  • Be a subject-matter-expert for the Salesforce Lightning work order system. Oversee the full lifecycle of work orders and ensure preventative maintenance schedules are executed without exception.
  • Partner with the Operations Coordinator to ensure 100% compliance in vendor files, contract renewals, and insurance COIs (Certificates of Insurance).
  • Serve as the primary point of contact for 24/7 emergency operational needs, ensuring the safety of patrons and the property's reputation.

  • Valid California driver's license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company's MVR policy, and is part of the essential duties of this position.)ย

Base Pay Range:ย $96,700.00 -ย $138,400.00

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
