About the Role

The Operations Manager will oversee scheduled and unscheduled maintenance activities for the Department of State-Charleston Regional Center.

What You'll Be Doing

  • Supervision of a diversified workforce responsible for operations, maintenance, and repair of commercial building infrastructure systems
  • Submit signed monthly progress reports to the Government.
  • Oversee and manage corrective maintenance actions and funding, preventative maintenance, and unscheduled work orders.
  • Provide weekly written and verbal updates on O&M work status.
  • Submit a signed monthly progress report documenting workload for the reporting month to include, at a minimum, corrective maintenance funding status, summaries of preventive maintenance and unscheduled work received and completed (work orders/Service Orders), Contractor quality control statistics, a summary of safety incidents and safety training, an equipment downtime summary, customer satisfaction statistics and any other Contractor comments regarding operational improvements/betterments, work delays, or other issues affecting Contractor performance.
  • On site during normal business hours and reachable 24/7/365 for emergencies.
  • May include maintenance and repair of equipment and buildings requiring practical skill and knowledge (but not proficiency) in such trades as painting, carpentry, plumbing, masonry, and electrical work.
  • Consistently produces quality products and service.
  • Completes all training within required timeline.
  • Performs all work in a safe and secure manner.
  • Adhere to company policies, procedures, and safety regulations.
  • Performs other duties as assigned.

What We're Looking For

  • Demonstrated knowledge and experience in the field of Facilities Management.
  • Two (2) years' experience in business occupancy facilities operations and maintenance.
  • Minimum Five (5) years servicing and/or renovating commercial buildings.
  • Prior experience in the supervision of a diversified workforce responsible for operations, maintenance, and repair of commercial building infrastructure systems.
  • Familiar with the various codes and standards covered by the PWS, NFPA, Environmental Protection Agency (EPA), and OSHA codes and standards.
  • Ability to speak, read, and write English.
  • Must be able to work independently and interact well with others in a team setting.
  • Must be capable of working under tight time constraints in a high-volume environment with multiple priorities.
  • Highly motivated, flexible organized and must be detail oriented.
  • Strong customer service and interpersonal skills.
  • Must have practical knowledge of worksite safety, occupational hazards and standard safety practices.
  • Must possess and maintain a valid state driver's license and a safe driving record, in accordance with company policy, to operate vehicles or equipment as required for the position.
  • Must be able to obtain and maintain a security clearance.

Physical Demands & Work Environment

  • Must be able to work on-call, alternate, and extended shift schedules when necessary to meet the mission requirements, including weekends and holidays.
  • Work may be performed indoors or outdoors in varying weather conditions. Must be able to work in confined spaces, at heights, and around various hazards with appropriate PPE.
